I’ve stayed here two years ago. Isn’t it odd that for every bad review they have they have three five star reviews that follow. This place is a trap financially and mentally.

Well. now that our lease is coming to an end i can finally leave an honest transparent review…. This place deserves zero stars due to many reasons. They willingly show apartments infested with rats and rent them to people, front office has never been the friendliest, the managers are never there and “on call maintenance” lets hope you’d never need ac fixed on weekends. Hot water has been off for days upon days oh and crazy neighbors lighting things on fire. Good riddance with this place. Much rather live in my car.

My reasons for a bad review: - It floods so bad with light consistent rain that I’m terrified for flood season. Literal dumpers float away and my car flooded and we had to replace it, putting us in a horrible financial situation. - There isn’t enough parking for the amount of people here. - Complex emailed us saying to move our cars because of flooding, we did. We were both towed. - Our bathroom shower/tub has broken pipes on the inside of the walls and causes the downstairs residents to flood. It’s been like this for MONTHS. No one has fixed it. - Residents smoke so much weed my cat developed asthma, again putting us in a horrible financial situation. - We’re trying to get ahold of the property manager but anytime we stop by she’s not there, and she doesn’t answer emails either. PLEASE REACH OUT TO ME PROPERTY MANAGER

Don't live here. Seriously, just don't. I lived at Rayford's Edge Apartments for 9 years, and I can honestly say that leaving was one of the best decisions I've made. After almost a decade of living here, I feel like I've earned the right to share my experience so that others can make an informed decision before signing a lease. The first thing that really pushed me over the edge was what happened after I left an honest review. Less than three days later, I was suddenly charged $1,800. To this day, I have never received a clear explanation of what that charge was actually for. If you're going to charge someone that kind of money, there should be complete transparency. Instead, I was left with unanswered questions and no real accountability. Management constantly says they care about their residents and that resident satisfaction is important, but my experience showed the exact opposite. Words mean nothing when your actions consistently tell a different story. One of the biggest issues I had was with management's handling of resident concerns. In my experience, confidentiality was not respected. When I reported problems with neighbors, information that should have remained private was shared with the very people I was reporting. That created unnecessary conflict and made an already difficult situation much worse. No resident should ever have to worry that reporting a legitimate concern will make them less safe. During my time living here, I experienced multiple serious safety incidents. I personally did not feel safe living in this community, and that was one of the main reasons I ultimately decided to move away. After nearly a decade, I reached the point where I no longer felt comfortable calling this place home. Maintenance was another ongoing issue. There were times when work orders were delayed because staff expressed concerns about my service dog, despite the fact that he has always been well-behaved and has never caused problems. Anyone who has seen him, including staff in the leasing office, knows he is gentle and harmless. Residents deserve timely maintenance regardless of whether they have a properly behaved service animal. The rent increases were also incredibly frustrating. When I first moved in, my one-bedroom apartment cost around $640 per month. Over the years that climbed to around $1,200 for the same basic apartment, while the marketing focused on renovated units that looked far nicer than what many long-term residents were actually living in. Paying nearly double for an older apartment simply didn't feel justified. Throughout my nine years here, I tried to be a good resident. I paid my rent, minded my own business, got along with my neighbors, and even helped with stray dogs around the property because I cared about the community. I wasn't looking for special treatment—I just wanted to be treated with respect. Unfortunately, I often felt like my concerns were dismissed instead. If you're looking for an apartment in this area, I strongly encourage you to look around before signing a lease here. There are plenty of one- and two-bedroom apartments around Conroe that may provide a better overall experience and better value for your money. Nine years is a long time to give a place the benefit of the doubt. I stayed because I hoped things would improve. In my experience, they never did. I can't recommend Rayford's Edge Apartments based on what I personally experienced, and I would not choose to live here again, I would rather live under a bridge.
