  After 3 years I am so ready to leave. The first two years I had a great experience. My neighbor next to me whose dog has tried to attack my dogs twice because they weren’t on a leash. Not to mention their music that shakes my walls, smoking on patio, and her trash that lays on the floor which ended having ants travel to my door with no violations… Im over it. The walls are so thin my upstairs neighbors stomps on the floors but at least stops after 9:30. They have let my neighbors next to me get away with so many lease violations. I am over it.

  Property is filthy, valet trash is a joke. So many stray cats that’s it’s disrespectful to people that even add their pets to the lease. My roommate got stuck in an elevator for 3 hours while pregnant. I had to be the one to call the fire department- leasing office never followed up with us to say sorry or even ask if she was okay. Trash overflows from the one dumpster for the entire property and actually feeds the stray cats. Hallways are a dirty mess. Multiple times tires have been stolen and management did nothing but tow other peoples cars!! When I was moving in the elevator was broken and it was also broken when I was moving out so moving in and out was horrible, of course management didn’t care. wouldn’t move back here if you paid me.

  I have been living in this complex for a little over two years now. I haven’t had issues up until about January of this year and I probably haven’t had issues because I don’t complain about much so there hasn’t been anything to resolve. I have an upstairs neighbor makes excessive noise from 5 AM literally until past 9 PM. They wake me up every single morning and several times throughout the night. I cannot have guests over without them also being woken up and complaining about how loud my upstairs neighbors are. I have sent several videos of evidence to show how excessive the noise has been to the leasing office and they are chalking it up to me as regular noise that you hear in a shared community. I have actually sent the videos to several people that I know just to make sure that I’m not being dramatic and they have all said that the noise is wildly excessive. This is not just normal noise that you hear in a shared community. The noise is so loud that it sounds like somebody is literally about to come through my ceiling. The fact that my only complaint that I’ve made in the entire two years that I’ve been living here is being completely brushed over Is genuinely really upsetting. To not have a single day of peace in my apartment that I pay to live in is not acceptable. It is really unfortunate as I have enjoyed my apartment here up until this point, but I am now trying to figure out ways to get out of my lease and I know for a fact if I’m not able to do that, I will not be re signing a lease to this apartment again.

  I lived here from 2023 to 2026. My experience was mostly positive, but taking 1 star off for a few things that could be improved. Pros: - Great location. All essentials are close by within 15-20 minutes. - Amazing maintenance. Any requests I submitted were fixed either the next day or within 2 days. The upkeep of the pools and gym was consistent throughout. Shout-out to the maintenance staff! - Friendly front-desk staff. The staff changed towards the end of my time here but the new staff was also friendly. - Package locker system was super convenient. - Smooth billing, smooth move-out process. No BS charges for normal apartment wear and tear. - Gym is decently equipped, free yoga and fitness sessions, regular community events. Cons: - The community fees are very high - add that to the base rent quote (around $170). In my first year, you could get any internet package from ATT Fiber that suited you. I went with their 300mbps one since that is more than enough for a single person. However, Avasa then forced all the packages to be upgraded to 1 Gbps at a slightly discounted rate from the base 1gbps from ATT. However, this is overkill for most residents and just raised the internet costs without you having any freedom to buy what you need. - If you have a Corolla/Camry/Civic/Accord from 2020 onwards, your rims are likely to get stolen. I realize that is a Houston problem, I feel the only solution is to have a guard at night. But something to keep in mind. Make sure you have wheel locks, or get a garage for an additional cost. - The rent also seemed a bit high compared to what you can get in comparable places. I got lucky to get a great deal for my apartment but generally I felt the rents should be a bit lower. - Apartment build quality is not the best. Thin walls and bad flooring, so you have to luck out with neighbors otherwise you will hear a lot of stomping/walking from above. However, this has been my experience with all apartments in the country. - There is just one small trash compactor for the entire community. It is not nearly enough, they urgently need to add one more. Instead of a compactor, it would be better if it was just multiple large trash bins. There are far too many restrictions with what you can and can not place in the compactor, and its just not big enough for the community. Overall, I would recommend these apartments, just keep in mind the cons mentioned so there are no surprises.
