  I moved here in 2024. At that time, Briana was the property manager. When I moved in, there were so many things that had to be redone. The painting was horrible. I had a kazillion nail holes everywhere. They had replaced the carpet with floor tile only to leave glue all over the floor. Also, my kitchen cabinets had dead roaches in them. Their so called pest control is a joke. I've watched them come in and not spray anything. I recently told them of an ant issue in my kitchen. The only thing done was the pest control sprayed around my front door outside They have had to rebuild my main bathroom twice due to old plumbing. I travel quite frequently for work and came home to that bathroom being completely destroyed. They've had to come and spray for mold twice. Very recently there has been an issue with squatters. I had one living above me. There so called "gated community" is a joke. Yes, they have a gate going around the property, but it to this day still doesn't work. Anybody can come on to the property. Also, be home when maintenance comes to ur apartment. They DO NOT CUT OFF LIGHTS!! So if have a high electric bill this is why. I had no hot water and it took them 2 days to come fix that. Their new AI phone system sucks!! U can not reach the leasing office without doing a song and dance. Then they don't like to answer the phone when u do call and get through. Don't have an issue and u try to reach upper management. They do not return calls at all. Look up Brazo Mgmt on goggle. Their rating is 2.3. That's who u'll be dealing with. Just to be clear, I'm a tenant who has my rent paid in advance for 5 months and have been exemplary. I'm having an issue that I'm paying $170 more per month than tenants who are leasing now. NO ONE FROM UPPER MANAGEMENT WILL RETURN MY CALL TO DISCUSS THIS!! This is how Brazos Management treats their residents. I will be leaving when my lease is up. Also, they do not like to give back security deposits. However, in the state of NC, they have to do it in 30 days. That's the law.

  Lived here since November of 2023, never had a bad experience with the staff or complex itself, from them understanding when things come up, maintenance is wonderful quick turnaround times, just might resign my lease and stick around for another year! Thanks Dawson and team

  If I could give this negative stars I would! The complex is not renovated as it claims to be, the property is not maintenenced even though tenants are charged for it. The stove only has one working burner, there is trash outside of the unit, the roof is leaking, the interior is underwhelming and falling apart and there is much to be desired. Neighbors are also very unclean and leave trash and dog poop everywhere. It is not worth the money to stay here. Please save your money and move to a nicer apartment. Staff (Briana) are extremely unknowledge regarding policies and are rude, rude, rude. They also treat residents/guests differently and are discriminatory. I was recently harassed and treated aggressively. I was approached by an angry individual, looming over me. I feared for my life and was appalled by how unprofessional the staff behaved, especially during an emergency. There was no concern whatsoever, just a rude, dismissive demeanor and an authoritarian stance. The apartments are terrible, but the maintenance and staff make it unlivable. My suggestion is to hire better, diplomatic and self-controlled staff to really make this place better. The staff turnover is pretty high, so maybe there will be someone different if you decide to move in but please consider all of the other issues before attempting to live here.
