Our experience here with Brook Valley and Inspire communities have had great moments however we have also experienced not so great moments. I will say that the maintenance shortage is definitely a concern especially after hours. I would say make sure you read read read all paperwork. Also there are a lot of restrictions. For the amount of rent, water and sewer we pay we should be allowed to have swimming pools and things like that for our children. Me personally I feel as though we should not be responsible for cutting our grass when we are paying lot fees. It’s hard to buy a lawnmower when you are afraid it will get stolen. While someone was mowing the grass they busted out back window of our car. But because of how our home is placed and the parking lot there is no way our camera could catch who did it. I’m thankful for the home we have however I do have my concerns. For example our house started to settle after a year and now we have cracks in the wall and ceiling the wall is separated from the floor in some areas. Our daughter is special needs and she wrote on the wall and I will admit it was pretty bad for her room they made a big thing about it. We did paint the walls over and so far no complaints since. Over all it’s a good place to live just keep to yourself, mind your business, keep your house clean, SPOTLESS, they do inspections and show respect to each other. My neighbor is not so pleasant however we stay to ourselves. Just do your research.

HONEST REVIEW FOR ANYONE CONSIDERING BROOK VALLEY — PLEASE READ BEFORE MOVING IN! 🚨
PLEASE, PLEASE listen to me. I’m sharing my honest experience because I wish someone had told me these things before I moved here.
Brook Valley does NOT have a consistent rent amount. They also bill you for water, so if your trailer is advertised at $1,200, you should be prepared for your monthly amount to fluctuate — around $1,200–$1,265 or more. Your rent does not necessarily stay the same.
With the cost of living constantly increasing, you have to make sure you can comfortably afford the home before moving in. These companies want your money, and they are eager to get you moved in, so PLEASE do your research and ask questions about ALL potential increases before signing anything.
⚠️ If you don't plan on purchasing the home, be prepared for the possibility of significant rent increases. In my experience, my payment went from around $1,200 to over $1,500, and that was JUST for rent.
They don't take your other bills into consideration, and I've personally seen people move in and eventually have to leave because the cost became too difficult to maintain.
Maintenance has also been a major concern for me. They don't always have a maintenance person readily available, so something may get fixed quickly — or you could potentially wait weeks. I've experienced situations where repairs took around three weeks.
👧🏽👦🏽 IF YOU HAVE CHILDREN, PLEASE PAY CLOSE ATTENTION TO THIS. ‼️
There are restrictions on things like pools, water slides, and other water-related activities. Swing sets are also not allowed. You essentially share the outdoor space with your neighbors, and I've personally experienced issues involving neighbors' dogs using the yard and leaving waste behind without feeling like the situation was adequately addressed.
I understand that we are all adults and ultimately make our own decisions. I'm not trying to tell anyone where they should or shouldn't live. I'm simply sharing my experience so someone else can make a more informed decision.
If you're looking for somewhere long-term, I personally would NOT recommend Brook Valley/Inspire Communities based on my experience.
And if you're considering buying the home, PLEASE make sure you fully understand the rules and financial obligations before doing so, including restrictions regarding moving the home and continued lot rent. Don't just listen to what sounds good during the sales process — read the paperwork and ask questions about every possible fee and future rent increase.
I would personally recommend looking into places such as Stone Gate, Sharpsburg, Kingsway, or other communities where you can get clearer information about the lot rent and potential increases.
❤️ I hope this helps someone. Because honestly, if I knew then what I know now, I would've left a loooooong time ago.
Do your research. Ask questions. Read EVERYTHING before signing. And most importantly, don't let anyone rush you into moving somewhere you aren't completely comfortable with.
