  I closed on my Ryan Homes property in July 2025. During the first year, I submitted nine warranty requests involving electrical concerns, bathroom shower fixtures, appliances, and the concrete patio. Appliance issues were handled separately through GE. Although there were more warranty items than I initially expected, I am satisfied with the final outcomes. Nick handled the requests promptly, professionally, and with care. He communicated well, coordinated the repairs, and made the process much easier. There are several things I enjoy about the home. The layout provides separate living spaces, the three-zone HVAC system allows better temperature control throughout the house, and the garage and bonus room add valuable flexibility. One concern is the financial side of the purchase. The initial price was presented as a strong investment, but the home’s apparent short-term valuation after the first year seems lower than expected. The long-term value remains to be seen and will depend on future sales, comparable properties, and how the surrounding community develops. My advice to prospective buyers is to stay closely involved during construction. Keep regular contact with the project manager, attend available walkthroughs, and ask questions whenever something does not look or feel right. It is much easier to address concerns during construction than after closing. Overall, the home has features I appreciate, and I am satisfied with how the warranty team, especially Nick, handled my concerns.

  My experience closing on my townhome with the ryan homes team was very smooth! My construction project manager, Cameron, and sales rep, Milly, were both extremely communicative and attentive any concern I had throughout the process. I'm appreciative of the kindness, candor and professionalism from the full team!

  I just moved back to Raleigh. This is my first townhome and love my Ryan home. The PM Andrew has been a lifesaver. I've had 52627199 questions. He has answered them all with professionalism and patience. I'm very thankful for this new chapter. Highly recommend Ryan Homes.
