    I've been using HPW rentals to manage my properties since 2017. But after new agents took over the management, the service just deteriorated significantly. I had to drive the urgency and communication for everything. For one of the properties, I had to ask about missed payments after not receiving rent, had to remind the agent that the lease was about to end in less than 30 days, had to deal with HOA when the lawn was not mowed and there was no annual inspection. Then the agent decided to charge me management fee out of the refund of the deposit after tenants moved out and when the property was vacant for the entire month (which violated their contract which specified x% of collected rent). To this day, there is still $300 left in the property reserve that was not refunded. I emailed about it last week, but haven't received any response. It is the same situation with another property. When there is additional communication that needs to be done with home warranty or vendors, they just ask me to call them. What is the point of me paying someone to manage the properties and then doing everything myself? I'm cancelling the contract with them and would not recommend
