TL;DR: My experience with Pulte has involved multiple problems with a brand-new home, conflicting contractual information, being charged for amenities that aren’t completed, and significant frustration getting issues resolved.
I’m disappointed with my experience purchasing a new construction home from Pulte. Shortly after moving in, I dealt with several issues, including community mailboxes that didn’t receive mail for weeks. The builder and the town had a dispute regarding whether the mailboxes were built to compliance standards, including the need for a covering and lighting. The issue was only corrected four days before USPS stated that mail would be returned to sender.
I also had smoke alarms go off in the middle of the night on more than one occasion, requiring a fire department visit, and an ant infestation in an upstairs closet.
Another frustration is being charged HOA fees that include community amenities that have not been completed, with no clear timeline for when those amenities will actually be available.
The biggest issue has been the internet service. My signed contract specifically stated that the HOA had a five-year Spectrum bulk-rate agreement for internet, with the cost included in HOA assessments. Pulte later acknowledged that this language was included in error but offered only a $500 concession despite my request for a more reasonable resolution. I relied on the terms of my executed contract when purchasing my home.
I’ve also heard similar concerns from other homeowners in the community regarding responsiveness and getting issues addressed.
To be fair, the overall construction and workmanship of my home seem to be good. My concerns are primarily with the communication, follow-through, and handling of issues before and after closing.
I understand that issues can happen with any new home, but the overall experience and difficulty getting meaningful resolutions have been extremely frustrating.
If you’re considering Pulte, I strongly recommend getting every promised service, amenity, and feature confirmed in writing and carefully reviewing your final contract before signing.
