- JLJoe LewinAug 19, 20261.0I signed a purchase agreement with Ryan Homes in January 2026 with an estimated settlement date of May 15, 2026. By March, construction had not started, so I reached out for clarification. I was told the building needed additional units sold before construction could begin, and on March 20 I was told they “should start building next month.” That never happened. I did not want to cancel the home. I intended to buy it and had made housing and financial plans around the timeline Ryan Homes provided. I ultimately backed out because there was still no construction start date and no reliable answer as to when the home would be completed. It is now August, and the building still has not started. Ryan Homes kept my deposit and has since pointed to contract language allowing up to two years to complete settlement. My issue is not simply that there was a delay. Delays happen. My issue is being given a May closing estimate, then an April construction-start expectation, only to still have no construction underway months later. Prospective buyers should read the timeline and deposit provisions very carefully and ask whether their specific building is actually scheduled to begin construction before relying on an estimated closing date.
