In order to see bad reviews you will have to do 5 till starts this is insane
🚨 SERIOUS WARNING TO ANYONE CONSIDERING MOVING HERE 🚨
Please think twice before signing a lease at this property. Do your research, read the reviews, and speak with current residents before making a decision.
There have been repeated and serious concerns involving vehicle break-ins and other safety issues. From my experience, management has not done enough to make residents feel protected or properly address these concerns.
They also have security on the property, but residents may question what that security is actually accomplishing when incidents continue to happen. It can feel like security is simply there to be present, rather than actively preventing problems or responding effectively when residents need help.
What is especially frustrating is that when management needs camera footage, residents with cameras may be contacted and asked to provide recordings. But when residents need help or cooperation regarding security concerns, it does not always feel like that same level of urgency is there.
There have also been serious concerns about shootings and other disturbing incidents in the area. These are not minor inconveniences. These are situations that can make people genuinely question whether they feel safe where they live.
I have personally lived here for years and have seen enough problems to seriously question the direction of this property. Residents have moved out because of ongoing issues, and the situation feels like it is getting worse rather than better.
Before giving this property your money, ASK QUESTIONS. Ask about vehicle break-ins, security, police activity, cameras, maintenance, and why so many residents have left. Talk to people who actually live here not just the leasing staff.
A low price or move-in special is not worth sacrificing your peace of mind.
⚠️ Think carefully before signing. Once you’re locked into a lease, these problems become your problems too.

I have been a resident a happy resident at Duke Manor for 16 years. The staff is very very good, anytime I asked for something they were always there to accommodate, but the thing that I really want people to know that last week my apartment flooded and after a couple of days, I came down about before the office open, and I met Lucio the manager, and I explained to him what was happening, he never came in the office. He turned around got into his car, followed me home and looked at the condition of my apartment and he got the people working on it right away. Also, the workers were very nice. I had lost some money in about $300 about three months ago and I couldn’t find it so when they moved by heavy furniture, they found the $300 and gave it to me. I just wanna say that I am happy being here I don’t wanna go anywhere. The staff in the office is very nice. Angel has been an angel since he has started! I’ve not had any problems with anybody at all. They always look out for me and I am happy to be staying at Duke Manor no matter what other people say. I feel safe here. I feel comfortable here and I don’t wanna go anywhere!

I had such a wonderful experience working with
Evelyn Chocron during my apartment search at Duke Manor (GSC) in Durham. She was incredibly supportive, kind, and helpful throughout the entire process. From the very beginning, she took the time to understand what I was looking for and genuinely cared about helping me find the apartment that was the best fit for me.
What really stood out to me was how much she followed up and went above and beyond to help. She was always responsive, patient, and willing to answer my questions, explain everything, and help me work through different options. I never felt like I was just another person looking for an apartment. She made me feel like she genuinely wanted to make sure I was happy with my choice.
Her support made what could have been a stressful process so much easier. I truly appreciate all the time, effort, and care she put into helping me find my new home. She is an absolute asset to Duke Manor (GSC), and I feel very lucky that I had the opportunity to work with her.
Thank you so much for everything! I highly recommend her to anyone looking for an apartment at Duke Manor (GSC).
