I lived here for 3-4 years and the tagline for this apartment complex would be that they really care about the apartments. In some ways, this is good for residents, and in others, not so much. It's a very pretty property with extremely nice and well-kept amenities. The grounds are kept fairly clean, and the front desk staff, in particular, are an absolute joy and always helpful. The biggest issues I had with the apartment were space, noise, cost, maintenance, and valet trash. The apartment was somewhat spacious, but a lot of its square footage seemed to be concentrated in the bathroom. At first, I thought it would be enough space for me, but it felt much smaller once I added even minimal furnishings. I wouldn't call it small, but it certainly did not feel like 828 square feet. The porch sounds nice on paper, but that segues well into the next point. "Noise" My apartment was located directly above the highway. I didn't realize this before move in. There were racing cars late into the night, and traffic noise during the day was constant as well. Because of this, having the porch door open was rarely enjoyable, and the porch itself was mostly unusable. I also lived on the third floor but those steps were steep and even after 3-4 years were not fun to constantly climb during errands like groceries. This factor didn't seem to be factored into the cost. Maintenance The one real headache I had was maintenance. My AC and heat broke back-to-back, and it took almost three weeks to get everything fully fixed. I was given a window unit, but it barely helped, and there were many nights when I was trying to sleep in temperatures between 80 and 90 degrees. The contractors hired by the property also knocked some kind of debris onto my windows and porch and would not remove it for over a year. Closing my tickets without even attempting to contact me. A year or 2 later, when contractors removed my screen for other work, it took almost two weeks for it to be replaced meaning that I could not use my porch without tons of insects making it even less fun. Valet Trash My other biggest concern was the valet trash service. It was one of the most frustrating aspects of living there. I lived on the third floor, and they would frequently fail to pick up my trash. When I contacted the office, I was directed to call the valet trash company using the number on the trash can. The service was marketed as something residents wouldn't have to think about. A nice perk that I paid for every month. Instead, I often found myself having to remind them to do pickups just adding chores to my own list. After a while, I simply gave up and started taking my own trash to the dumpster. They also removed on-site recycling during my time there and directed us to use the county recycling due to abuse. While I'm sure trash and recycling was getting intermingled. My costs never went down after the amenity was removed and now there was no way to recycle at the property, including cardboard adding even more to my plate. Cost This finally leads to cost. The apartment has a lot of fees. I specifically remember being charged a fee to receive the bill for my water usage. I feel like there close to 10 , maybe a couple more. We also received frequent emails about potential fees if trash was left out too long or if items were kept in the breezeway. Constant emails about things getting removed. There is also a mandatory fee for the alarm system when I first moved in which was removed after a year or so and in fairness, some of the fees do serve to keep the place nice and can easily be avoided but rent was not cheap. Overall, it was a nice place to live. The staff was friendly, the property was attractive, and the amenities were well maintained. However, because I lived on the third floor directly above a noisy highway, dealt with ongoing maintenance issues, and found the valet trash service unreliable. It just wasn't worth what was advertised to me. I would say though without the amazing front desk people. This would've been a 2 Star Review.

I lived at this complex for 2 years with my daughter and had a great experience! Sandy and Mary in the leading office are wonderful. Always helpful when I had any questions. Maintenance always responded quickly to service requests and they resolved any issues quickly. It is very clean, has great amenities, and we always felt safe. It was a great place and the only reason we left is because we purchased a place of our own. I would recommend this community!

Pros: really good price for square foot ratio, nice leasing office staff, great maintenance, ample parking, in unit laundry and dryer Cons: it is required to pay $60 for google fiber internet, it’s required to pay for trash valet even if you don’t use it, the gym is 77-80 degrees, cockroaches, thin walls and floors
