This is what you have to look forward to when buying with Clayton Homes of Hickory. Ungraded back yard that washes out. Having to literally jump to your steps when it rains due to a creek forming around your front porch that takes a couple of hours to clear out afterwards. An HVAC drain line they left draining up underneath the house. Then again, "that house is perfect, it doesn't need a thing" was told to us when we asked to look at it prior to closing. "If anything goes wrong your one year warranty will cover you".
You can rely on them to fix HVAC issues, plumbing, and loose moldings. Their techs who take care of those issues are great. But when it comes to anything wrong with the land and drainage issues, they won't return emails. When they do, it's "we'll have the contractor call you". Weeks will go by and you won't hear from the contractor. Finally you will, and the contractor will tell you they'll fix it, then either duck you for more weeks or "oh our equipment is messed up, we're not sure when it'll be fixed". And regarding the backyard, "just plant some grass back there it'll fix it". I mean you are buying a "land and home package" but what that really means is they'll set the house up and give you literally the bare minimum of work to the land.
The techs who do come out, and Lee Franklin are the only good people who actually care about you. Bottom line is think twice before you buy a house from here and don't close until you're happy regardless of them pressuring you to wait for your "welcome home walk through" after you've already closed.
You will be ignored and told that it's whomever they contracted out to do the work's fault. I guess that's supposed to make you feel better.

Clayton Conover site:
What went well: The salesman (Kemmi), manager (Hayden), and other office staff were friendly and professional throughout the process. It wasn't the smoothest ride but I will say that these guys did what they could to fix any mistakes that came up from start to finish. We were a little picky but these guys remained patient and took care of the customer.
What could have been better: Knowledge and communication both in office and field staff. The construction side staff were friendly but were frustrating to work with at times, mainly due to lack of communication and clarity. Often we were in the dark about what was happening next or what was holding up progress. I can't say we were the world's best communicators either but I think things would have gone smoother if there was more clarification because a few times what was said didn't line up with expectations or reality.
The home itself:
What could have been better: We purchased a higher end modular home (Southern Comfort from Richfield homes) thinking higher end home would translate to higher quality. While the home is a fantastic design, better materials, and much more of a homey feel, I am pretty disappointed with the overall execution. There are walls/corners not square. Lots of leftover construction gunk (calking, construction marks, silicone, etc) stuck to visible surfaces. I can see nail head outlines on many walls around the house. I can see the roof rafter/wall stud outlines in parts of the ceiling and walls. Gutters don't follow the roofline exactly. Cabinet doors, handles, and outlets in several areas are not flush or square. It is really obvious that the craftsmanship took a backseat to production speed. There was a big mistake made in an option we chose being different from what was delivered. However, Richfield and Clayton did make this right in the end and we were way happier with how they fixed it than the orignal option. It delayed the process by over a month because of it, however.
What went well: We went back and forth on choosing this home for years while we waited for the interest rates to become more reasonable. We probably walked around in variations of it atlest 10 times. We love the big windows, big main living areas, farmhouse feel and features. For the money and size, we couldn't find someone who could beat it. I hope it stands the test of time because we don't plan on moving ever again.
Overall:
We did lots and lots of homework to know what the potential pain points would be and what to be on the lookout for so we could have the most stress free experience possible with Clayton homes. We knew the horror stories but also knew that unhappy customers make a lot more fuss than happy ones. We made sure to not fall victim to common pitfalls and oversight other customers did. However, we still missed some things as did Clayton. No one is perfect. This was our first true home buying experience so I don't have anything to compare to.
My recommendation is mixed. We have lived in our home just over 6 months now. If you want the most out of your dollar and can live happily with lots of minor defects and oversight on small details but the big stuff being right, go with Clayton. If attention to detail is important to you and you can afford it, go with stick built. Our financial situation dictated that bang for the buck was the way to go. A stick built version of our home would have costed 40 to 50k more and we simply couldn't afford it. We could have gone stick built but gotten a much smaller home. Overall we love our home and plan on it being the one we live in forever.
