We are very happy living here. Have not had any significant issues at all. The few minor ones were dealt with promptly. Talking with prospective owners, we were asked about what we didn't like. Had trouble answering that, Maybe too much snow last winter?? Seriously, This is a great place to live.

I purchased a new Del Webb by Pulte home expecting the quality and customer service associated with a nationally recognized builder.
When we closed in December 2025, the Bermuda sod was completely dormant. There was no reasonable way to determine whether it was healthy, properly established, or even viable. Once the growing season began, large portions of the lawn failed despite my extensive efforts to establish it.
I did everything Pulte recommended. I irrigated heavily throughout the first growing season—even during one of the area's driest periods. My water bills exceeded twice the normal household water usage, solely to keep the new sod alive. I also fertilized and properly maintained the lawn. Despite those efforts, significant areas of sod failed.
What makes this especially concerning is that I observed several homes that closed during approximately the same timeframe exhibiting similar sod failures. To my knowledge, some homeowners received sod repair or replacement, while others, including me, were denied. At a minimum, that raises legitimate questions about consistency and fairness.
What is most disappointing is that Pulte denied my claim without ever sending anyone to inspect the property. I repeatedly requested an on-site evaluation to determine whether the failure resulted from defective sod, improper installation, inadequate soil preparation, grading, drainage, or other conditions that may have existed before closing. That request was refused.
I then sought assistance through Professional Warranty Service Corporation (PWSC). PWSC advised me that Pulte remains the determiner of warranty coverage, and after Pulte only reaffirmed its position, my case was closed—again, without any independent inspection of the property.
This was never about asking for "free landscaping." It was about asking a builder to investigate a problem that could not have been discovered at closing because the sod was dormant. Instead, my claim was denied without anyone ever examining the lawn to determine the actual cause of the failure.
I believe every homeowner deserves a fair, consistent, and objective review of a warranty claim based on the facts of their individual situation. When multiple homes completed during the same timeframe exhibit similar problems, and some receive repairs while others are denied without an inspection, it is difficult to understand how that process reflects fairness or consistency.
Pulte publicly states that one of its core values is to "Do the Right Thing." In my case, doing the right thing did not require immediately replacing my lawn—it simply required sending someone to inspect it before denying my claim. That never happened.
I hope Pulte will live up to its own stated values by ensuring that future homeowners receive a fair investigation and an objective evaluation before their warranty claims are denied.
