I recently closed on my home at Sunset Creek, and unfortunately, the overall experience was far from smooth.
Sales Process:
The sales process was disorganized and inaccurate, resulting in multiple revised contracts and addendums, as well as having to select a different lot. The floor plan I originally chose ultimately did not fit on the lot Ryan Homes sold me (in the first contract). I highly recommend having a realtor represent you throughout the purchase process. My agent was able to clarify details with the sales team and advocate on my behalf, as several important aspects of my purchase changed midway through or near closing.
Build Process:
The project manager was excellent throughout the construction process. They were responsive, professional, and consistently answered my questions within one business day. After closing, the few minor cosmetic items we identified were addressed promptly. Thank you for your dedication and for delivering us a beautiful home.
Financing:
I would strongly recommend carefully comparing financing options before using NVR Mortgage simply because of the builder's incentive. While the builder's credit may seem attractive, it did not outweigh the higher costs we were quoted. Our initial offer from NVR Mortgage came with an interest rate nearly half a percentage point higher than competing lenders, which would have significantly increased both our closing costs and the total cost of the loan over time. In addition, the NVR loan process felt disorganized, required substantially more documentation than other lenders, and the level of customer service from our loan officer fell well below expectations.
Overall, while we are happy with our new home and appreciate the quality of the construction, the sales and financing experience was much more difficult than it needed to be. Buying a home is one of the most significant financial decisions a person can make, and I expected a higher level of organization, communication, and care from Ryan Homes/NVR. I hope these areas receive meaningful attention and improvement for future buyers.
I closed on and moved into my new Ryan Homes home on June 26, expecting the excitement and peace of mind that comes with buying a brand-new home. Instead, within an hour of closing, I realized I had taken possession of a home that was not complete or move-in ready.
I was never given the opportunity to complete a final walkthrough before signing my closing documents. After closing, I found numerous unresolved deficiencies that should have been corrected beforehand. Many items identified during my pre-closing inspection appeared to have simply had the repair tape removed without the work actually being completed.
On my first day, I had to wait outside my home because my keys were unavailable. Once inside, I found orange clay dirt throughout the entryway, paint stains on walls, flooring, door knobs, and other finished surfaces. While my family was visiting to celebrate, a housekeeper arrived to clean the home, and painters returned but failed to correct the issues while creating additional messes.
Less than 24 hours after moving in on June 26, my ceiling began leaking due to a plumbing issue. Contractors have since cut holes in my ceiling and master bathroom wall, shut off my water for repairs, and continue entering my home to complete work that should have been finished before I ever signed. Instead of enjoying my new home, I have been living in what feels like an active construction site.
As of July 6—ten days after closing and moving in—and after four separate attempts to correct the painting and cosmetic deficiencies, the workmanship remains unacceptable. The walls still have dents, uneven and unsmooth surfaces, sloppy paint lines, paint on finished surfaces, and visible imperfections throughout the home. Despite multiple opportunities to make things right, many of the original issues still exist, leaving me with very little confidence in Ryan Homes’ quality control or workmanship.
Because my home wasn’t ready for occupancy, I had to cancel my furniture delivery and sleep on an air mattress for several nights. I’m also supposed to be held liable for utility bills while contractors continue using my home to complete unfinished work. A homeowner should not be financially responsible for a house that is still functioning as a construction site after closing.
This experience has caused unnecessary stress, financial disruption, and disappointment during what should have been one of the happiest milestones of my life. My hope in sharing this review is that future homebuyers insist on a proper final walkthrough before closing and thoroughly inspect every aspect of their home before signing.
Ryan Homes has an opportunity to improve its quality control and customer care. I hope no other homeowner has to begin their homeownership journey the way mine began.

First and foremost, thank you to the entire Ryan Homes staff, including the sales team, builders and project management. They have made the entire process seamless and easy, which was extremely important for myself, as a first time home buyer.
I have had the absolute pleasure of having Issy and Devin on personal team. From start to finish they both have been not only extremely patient with answering all my questions (and I had a LOT of questions), but also spent a significant amount of energy making me feel at ease during stressful points.
Issy was welcoming from day 1, and has been with me, checking in on me, even after I was contracted. Her time and care made me feel like I was making a fantastic investment. Her customer care is exceptional, so much so I have sent other friends her way to look into the community.
Devin has been phenomenal in ensuring that I know every single detail of the home building process from start to finish, laying detailed attention to every piece of wood, painted wall, panel, and slab. He has not only made himself available when he is busy, but has taken extra time to ensure I am comfortable with each step before he moves on. I have also seen how he handles and guides his foreman and the construction workers, and am extremely impressed with his knowledge and leadership.
My team has been the absolute best, and I am so glad to be able to invite them into my finished home!

I can't say enough good things about the Ryan homes team. Korryn was welcoming and friendly, helping me pick out features and thoroughly went over each home. I would have never started the process if it werent for her, truthfully.
Matt W.(Project Manager) is great! He was knowledgeable and helpful at every turn. I looked forward to his video home updates. He answered my emails and helped me understand things I wasnt familiar with.
Jhonathan does great detailing work inside the house fixing any little details as we went through the inspection process towards the final close.
The neighbor is beautiful and I love that they are putting in sidewalks so you can safely walk or kiddos can play.
