I visited Bozardt Farms today with my mother to tour homes for my grandmother, who is relocating to Charlotte. Unfortunately, what should have been a productive home-buying experience was completely overshadowed by the attitude and behavior of the sales representative, Cecilia (Or Cicilly)
When we sat down to discuss the first home, we were honest about our thoughts. We felt the home was more basic than other homes my grandmother has already toured. The floor plans was not ideal for her long-term needs, and the finishes did not offer the level of customization we were looking for. For example 9ft ceilings, back splash, tiled showers, cabinet pulls are something we’ve been used to touring. It doesn’t make it a bad house just not the fit for grandma. We were simply doing what any serious buyer should do—comparing homes before making a decision.
Instead of simply acknowledging our feedback, Cecilia repeatedly questioned our opinions and even asked us how the kitchen compared to what my grandmother currently has. When we explained that the home simply wasn’t the right fit, she continued questioning whether we were sure my grandmother wouldn’t like it.
We then toured another model, and again, we were simply evaluating it & comparing it to a house she really likes. At one point, Cecilia made the comment, “If she liked it so much, why didn’t she move forward?” That comment was particularly inappropriate. Looking at multiple homes before deciding is literally part of the home-buying process. My grandmother has toured several properties because she is trying to make an informed decision—not because she is expected to purchase the first house she sees.
At that point, my mother had to explain that we were still in the house-hunting phase, and I had to address Cecilia’s condescending and passive-aggressive tone directly. We were not being disrespectful or unreasonable; we were simply giving honest feedback about homes we were considering for our family member.
Eventually, Cecilia left us to tour the model on our own, and ironically, that was when we were finally able to comfortably look around and discuss the property without feeling pressured.
I want to be clear that this review is not about whether Bozardt Farms has nice homes, they are nice but standard & overpriced in comparison to other builders. It is about the customer experience. Buying a home is a major financial decision, and potential buyers should feel comfortable asking questions, comparing properties, and expressing when something is not the right fit without feeling judged or challenged by the sales representative.
Cecilia’s attitude completely turned me off from this beautiful community . Unfortunately, based on today’s interaction, I would not recommend working with Cecilia, and I would strongly encourage management to address how potential buyers are being treated during the sales process.

The home next door to us has been completed and sod laid since June 5, 2026. In the process, the landscaper drove a machine through, damaging the grading leading to sitting water in our yard. The home today, is still not occupied and therefore the grass has not been maintained. The HOA had the audacity to send a compliance notice to us for 2 pieces of crabgrass, when the home next door looks like this. The HOA never responds to their emails or requests, and we’ve been complaining about the lawn next door for almost a month without anyone coming and mowing it. This is egregious that Ryan Homes would even allow this to be sitting here like this. Since it’s been a month with complaints from us as well as our neighbors without any solution, the only option to have this rectified is a review.

Bought my first home here. Beyond buying the home there’s zero transparency or communication. HOA does not reply to emails nor does the office know who to contact.
