    Without a doubt the worst rental property management company I’ve ever had the displeasure of working with. The company is riddled from the top to the bottom with incompetence. They’re so unable to staff technicians that you’ll be waiting a literal month to get things fixed. Your appliance broke? Hope you have the ability to make do for 30 days or more. And when they do send a technician, rest assured that they won’t know what they’re doing and it’ll have to be scheduled out again. That’s if the technician shows up. Sometimes they won’t so much as call, they’ll just not come at all and there’s no communication. When they came to investigate a major exterior leak, the technician came out to look at it and then just left us without water for the weekend. Didn’t communicate whatsoever. The dispatchers do not read their own notes and will send the technician you specifically requested not return right back out, who will then immediately cancel the appointment and not communicate that to you. So you will wait for no one to arrive and be rescheduled for another week or two. Are you sick of waiting and want to hire another company to come out and resolve the issue on your own dime? Well, the dispatchers say you can’t just hire any company to come out and fix the rental themselves, it has to be an approved vendor. Completely understandable. Oh, you want the list of approved vendors? They can’t give that to you and can’t tell you where to go to find it. You’ll just have to wait. Don’t even begin to explain the amount of money and time you’re spending to wash your clothes and bathe your kids. They’ll simply tell you that your problem is second rate. “Others are having real emergencies like no A/C.” Your emergency doesn’t mean anything to them and their inability to resolve it in a timely manner is your problem. If you have any ability to pick and choose where you rent (because I know many don’t due to the exorbitant prices of rentals nowadays), please God dodge this company as best you can. I could go on for hours the ways they’ve done my family wrong. And if you get stuck with them, read over your rental agreement. They surely don’t. They will certainly respond to this review by saying to reach out to them. Don’t bother. You’ll be on a 2 hour wait to be heard and then they’ll simply tell you they’re trying their best and that there’s nothing they can do. $2,000 a month wholly undeserved.

    If you love your family and you are a person who want peace of mind and not deal with stress,never deal with this company because their objective is One :<< to just collect the application fees and that’s all >>. They don’t care how to value your Time and your family. They live for application fees and they Will make something happen to put you in cancellation status and all agents are prepared to play you around with extreme promesses. At the end of everything,you Will find that you lost your money and Time including trust because it’s important to know what’s very important for them <<Collect as many application fees as possible and keep the same house in the renting market for months >>. Please deal with : rent from private owner only,to be certain and save Time of your family and yourself. All positive reviews posted are their own for promotion.

    Be aware of this place, they 100% use the application fees to make inversement for the same property and the same house Will remain in Rent market for months,because the application fees goes to them directly and not to the owner of the house. You Will see it,most of those houses have been there for months even over 6 months,so they remove them and they re-post again the same house to refresh their posting. So,if you pay $65 times 50 applications for the same house =$3250 and this will be their profit.. But they CAN make as much as they want in the same house without approving any application for the rental. So please deal with Rent from private owner,so you CAN personally be certain. Very organized just in taking profit of application fees.

    STAY AWAY FROM THIS COMPANY. Very disappointing experience with Progressive Residential. Their representatives and website repeatedly stated that credit score was not a deciding factor in the application process. Based on that information, our family proceeded with the application and paid over $220 in application fees ($55 per applicant over 18) plus a $125 administrative fee. We met the income requirements, earning more than four times the monthly rent. We have never had an eviction, vehicle repossession, bankruptcy, or student loan default. At this stage in our lives, we don't even carry credit card debt. While there were some credit issues in the distant past, they were over seven years old. Despite all of this, our application was denied, and the denial letter referenced information from our credit report. If credit history is going to be used as part of the approval process, applicants deserve transparency before paying hundreds of dollars in non-refundable fees. It appears that applicants are being encouraged to pay substantial fees before being given a clear understanding of the actual approval criteria. Families relocating or searching for housing should think carefully before spending their hard-earned money here. Progressive Residential should be transparent about all screening requirements and stop telling applicants that credit does not matter if it is being used as part of the approval decision. Save your money, save your time, and look elsewhere.

    I regret moving in here. Moved in about a month ago and our AC has already gone out. It went out on Saturday. We called emergency maintenance and they said they would try to get out same day, but if not would be first thing on Sunday morning. Sunday goes by and no one shows up. We call again Sunday afternoon and were told we slipped through the cracks. Someone would be out today, Monday. Still nothing. We have not heard from maintenance at all. We have called twice already and keep getting told it was escalated and someone would reach out. No one has. Don't tell people you will be out at certain days or times if you aren't going to. I have older parents with health issues and pets in the house. This is not acceptable. I do not recommend renting here. I understand being busy, but this is ridiculous. Update as of 3:51 pm. I called again and still got zero help. All I got told is they will reach out to maintenance again to get it scheduled. Same thing I have been told twice today. Claiming that is all they can do and there is no other number for me to call. Still haven't heard anything from maintenance. Apparently emergency maintenance requests are not considered emergencies here. I have NEVER had to wait 3 days to even get a response for an emergency maintenance request with any other company. Update 3. It’s the next day (again) and we never heard anything from maintenance. We did get a message from an outside vendor last night saying they had been assigned to service our AC by Progress. However, it’s now 11:12 am the next day and we STILL haven’t gotten a response on when they will be here.
