    After reading management’s responses carefully, we are disappointed to see that many of the concerns we raised were either ignored or replaced with generalized statements that failed to address the specific issues. To be clear, we never criticized these renovations. Our concern is how they’ve been managed. Construction has been ongoing since February, yet new projects continue to begin before previous ones are finished. Residents have lived in a construction zone for six months, and your response doesn’t explain why projects remain incomplete. We also didn’t complain that carpet was replaced with “luxury vinyl plank flooring.” It isn’t luxury vinyl plank at all, it appears to be inexpensive sheet flooring. But whatever. Our concern was the poor installation and rushed workmanship, with “planks” running in different directions. The flooring already looks years old, despite being newly installed. Your responses claim the community is cleaned daily, yet we continue to see dirty hallways(especially on upper floors), elevators, amenity areas, and common spaces. Those are management responsibilities, not residents’. Simply saying housekeeping is on-site doesn’t address the recurring problems. Several issues weren’t addressed at all: Gym equipment broken for months. The pool is frequently dirty. It needs to be cleaned more than once a week. Even then, that standard isn’t being met. The entire month of July 2026 went by without a proper cleaning. I take photos of the pool daily, and the same debris remained on the bottom for weeks without being removed. The water had an oily film on the surface🤢Only one underwater pool light functioning for over a year. Mold-covered hammocks and neglected outdoor areas. Broken exterior lighting that was repaired almost immediately after my review, raising the question of why it took a public review to fix. Garage gates that regularly malfunction. As I write this, one has been stuck open all day and remains open overnight. Regarding security, we never claimed cameras prevent crime. Our concern is the lack of adequate camera coverage throughout the garage. Camera footage is only useful where cameras actually exist. Replacing the access control system also didn’t solve doors that still fail to lock properly, and the mobile app remains slow. We also questioned why residents must choose between a key fob and mobile access instead of being allowed to use both. Other concerns that were ignored include slower internet after the provider transition, maintenance requests taking far too long (the maintenance staff are great), but you never seem to know the status of a work order when asked. It’s hard to understand how a property can be run with so little communication and oversight, calls and emails going unanswered, and management is often making residents feel like they’re a bother. Existing residents continue paying full rent while living through months of construction and unavailable amenities as new residents are offered incentives like four weeks free. Regarding the recurring fire alarms, our concern wasn’t how alarm systems work, it was the frequency of the false alarms and the disruption they’ve caused residents, pets, and children. Your response never addressed what’s being done to prevent them. Throughout your responses, you repeatedly mention investments, long-term improvements, and commitment to residents. Those statements don’t resolve ongoing maintenance, cleanliness, communication, accountability, or quality-of-life issues. We also found it concerning that none of the responses acknowledged a single shortcoming or accepted responsibility. Our reviews were based entirely on firsthand experiences. They weren’t written because we expect perfection or object to renovations. They were written because many of these issues have persisted for months and some for well over a year. Rather than relying on public relations statements, you should focus on maintenance, cleanliness, communication, accountability, and completing projects on time.

    I would like this message to be read by the owner of Lavie rather than the current management company.The previous management company managed the property much more effectively. Unfortunately, since the current management company took over, the quality of management has noticeably declined. Last year, approximately 20 vehicles parked inside the gated garage were broken into in a single night. I strongly believe this happened because the management company posted notices throughout the property stating that there would be no security personnel on-site until a specific date. Announcing the absence of security to everyone created an unnecessary safety risk. The current management company has repeatedly failed in its responsibility to protect the safety and well-being of the residents. There are also several security doors that remain broken. For obvious safety reasons, I will not identify which doors in this message, but the management company is fully aware of them. Instead of fixing these security issues, they chose to prioritize replacing flooring. Now, they are prioritizing remodeling the leasing office and common areas. As part of this remodeling project, our water service was shut off. We were informed that the water would be restored by 5:00 p.m. and that residents would receive updates if anything changed. However, even after 5:00 p.m., the water was still off, and no update was provided. Many residents went to the leasing office to complain. Only then were we told that the flooring needed to dry overnight before the water could be turned back on. Either the management company did not understand the construction schedule, or they knew the water would not be restored as promised and failed to inform the residents. In either case, the responsibility lies with the management company. Water is an essential utility, and this incident reflects a broader pattern. Time and again, the management company has shown that the safety and daily needs of the residents are not its priority. The management company's Google reviews are also overwhelmingly negative, suggesting that the problems I have described are not isolated incidents but part of a consistent pattern experienced by many residents. I respectfully ask the owner of Lavie to reconsider whether the current management company is the right one to oversee this property. The residents deserve a management team that takes our safety, security, and quality of life seriously.

    I’ve lived at LaVie SouthPark for over a year, and unfortunately the property has steadily gone downhill. The location is great, but that’s about the only positive left. The building has been under constant construction for months (since February) with zero progress. Instead of finishing one area, management keeps starting new projects, leaving residents living in an ongoing construction zone. Despite all of this, the renovations look rushed and poorly executed. Cleanliness has become a major issue. Hallways, elevators, and common areas are often dirty, dust is everywhere, pet accidents can sit for days, and the property no longer feels like a luxury apartment community. Amenities are another disappointment. The gym has multiple broken machines that sit unrepaired for months. The pool is frequently FILTHY, only one underwater light works, overall outdoor amenities are neglected. Residents continue paying FULL price while many amenities are unavailable, broken, and under construction. What makes this even more frustrating is that while current residents continue paying full rent despite months of ongoing inconveniences, management advertises 4 weeks free rent to attract new residents. Existing residents received no compensation for the loss of amenities or the disruption to daily life. It sends the message that attracting new tenants is a higher priority than taking care of the residents who have remained loyal throughout all of these issues. Security and maintenance have also declined. The lack of cameras, garage gates and entry doors regularly malfunction, the new access system is slow, maintenance requests take too long, and basic repairs often go unresolved. Communication is probably the biggest problem. Management is unresponsive and dismissive. Emails and phone calls are ignored, updates are inconsistent, and they often provide completion dates that come and go with no results. We’ve also dealt with a water shutoff lasting longer than promised, internet issues after the provider switch, and repeated FALSE fire alarms, which go off every month, no joke. Besides disrupting residents and their children, the extremely loud alarms are incredibly stressful for pets, too. Animals don’t understand what’s happening, and repeated exposure to loud alarms can cause significant anxiety and distress. Many long-term residents are describing the same problems. This property has incredible potential because of its location, but poor management, lack of accountability, and declining maintenance have made it impossible for me to recommend living here.

    Lived here for more than 2 years and still a current tenet. Management is awful here, there is constant construction and renovations going on for months, amenities aren't available to be used, Getting any maintenance done is a pain, last year my AC was out for most of August, I had to put in multiple maintenance request and had to go to the front office in person constantly to get any update. When my lights were out it took nearly a week for them to fix it. Recently they shut off the water to the building, said it was only until 5pm, and when I went to the office at 6pm, they said it would be out until the next day, and I would have to live with out running water for the night. This is a "luxury" apartment but something is constantly broken, weather it's the water for the building, the wifi, the package system, the garage door, something is always broken. You need an app to get in the building and if that is down you can't do anything. I work from home most days, so going without lights, wifi, or running water is a huge impediment. They often just leave packages in piles and make you dig through them to find your package. When you go to talk to the front office, they don't care and are just annoyed by you even being there. They never respond to emails, the only way to get an answer for them is to go to the front office in person. The front office is usually just customer service that can't help with issues and the building manager is never available and they refuse to provide any contact for them. The area is very nice and safe but there are multiple apartment buildings in this area for the same price. Edit: Leaving an edit because I can't reply on google review. - The water outage incident stated it would be from 9am to 5pm on a Friday, it was nearly 30 hours before it was back on. Residents only found out by asking the contractors, the front office didn't send out an email until there were already a line of residents at 7pm. When residents asked the front office what the accommodations would be for having no running water during the weekend, the front office called the police. Even without this incident I would still leave a 1 star review, I would leave a negative score if I could. - Renovations have been going on for nearly a year with no sign of end, on the entire building and all amenities instead of doing it one at a time, so that residents could access amenities

    Well, didn’t think I’d be leaving a review on anything but it’s gotten to a point. For back story, I’ve lived here (still living here) for three years. The first year was perfect and no major inconveniences. The location is perfect, amenities good, apartment layout and quality is good. Ran into a few maintenance problems but nothing I wouldn’t expect. The second year roughly 100 cars in the lot were broken into behind the main gate and no cameras in the parking garage. My apartment partially flooded one night with maintenance showing up not in the morning but the next day. Washer and dryers suck with my dryer not working properly and my neighbors washing machine would not drain at all which maintenance ended up never fixing. If the batteries in your smoke detector die, it will beep nonstop until new batteries are installed, my neighbor found out the hard way because maintenance took 2 days to change it out for him. All this didn’t concern me too much but definitely made me lose faith in getting help if anything broke. Now the third year which i live at presently, where do i even begin. The clubhouse amenity flooded from the bathroom above it which then lead to “renovations”. 4-6 months later we are still undergoing renovations :(. Next my dryer broke so I couldn’t dry my clothes from the wash and nobody came to check for almost a week. Next my hot water broke and I didn’t have hot water for almost 3 days, no updates, nobody came to check, nothing. Fortunately my neighbor let me use their shower in the morning before work. I also had issues with late bills when I pay my rent on time every month which I dispute and gets sorted. They recently switched to Google fiber instead of Spectrum which on paper isn’t that bad of an idea, however it was poorly planned. For me, I work as a network engineer for an internet company so fiber and router are no problem for me. Well I went 2 weeks without WiFi because Gfiber couldn’t get their router to pull a IPoE session which fortunately spectrum was still up, however, when they fixed it they turned off spectrum and my Ethernet jacks in the apartment no longer worked. Me knowing how things worked I plugged a cable from the Google router into a wall jack which fed to a dummy switch that fed my jacks and that worked. When I asked management about a fix for this that doesn’t involve a cable running through my apartment, I was told “the Ethernet jacks will no longer work”. So essentially you either didn’t plan it out or didn’t want to pay for the change to be done right…. Cool. We then had maintenance on the water line which we were told would take from 9am to 5pm, a whole 8 hours of work just for them to email at 6pm that water will be restored tomorrow due to unforeseen circumstances. I get things happen and all the things I mentioned could happen anywhere but the main thing is the responses from management and their actions. On the first year, management was amazing, super helpful and always available and maintenance was decently quick. Now management come off as they don’t care and your a bother to them. I love the location and the apartment I have so this post is being made so they can get the feedback they need to change and better this place. To other people thinking about living here, it’s a good option if you need to be close to South Park but be prepared for inconveniences. Honestly if I didn’t work 5 minutes from here, I would 100% find a different place to live. 2 stars because I love the place, minus 3 due to inconveniences caused and management of the building.
