TL;DR: This place is probably a fine fit for one year but I would not recommend renewing past that.
I lived at Blu on Farrington for almost 3 years. Here are the pros and cons I experienced:
Pros:
1. Good location. It's hard to beat the proximity to Chapel Hill, Durham, and the highway. The walking trails are great and connect throughout the multiple complexes.
2. Units themselves are nice and there are some great deals when you first sign a lease. I loved the unit I was in and that's part of why I stayed multiple years and was considering another renewal.
3. I lived on the 2nd floor of a building and never had a bug problem.
Cons:
1. Your rent WILL increase every year. The last year I was there, they sent me a rental agreement that raised my rent while simultaneously listing a similar unit on the same building/floor for less than what I had started at 2 years prior. I escalated it up to Zaremba, the management company, and negotiations are not possible at any level.
2. I heard everything that my next door and upstairs neighbors did. Anything above a normal talking range (walking, singing, alarm clocks, music, etc.) came through the walls and floors.
3. The package room is a shared space and your package is placed in a designated building area with other packages (if the carrier takes the time to check which building). Carriers are supposed to scan them so you get a notification but it's rare that they do. I unfortunately was unable to locate multiple packages and there were many times that I had to look in the sections of other buildings to find my deliveries. When people sent surprise packages, I didn't know about them for weeks.
4. There were multiple car break ins while I was there and the community was only notified via email of one. During one break in spree, my car was dented.
5. Renovation projects were a nightmare. They did an exterior paint project while I was a resident. It started before Labor Day and went past Thanksgiving. We had to bring in any balcony furniture. There was wet paint on the hallway floors at 5 p.m. so people ended up with paint covered shoes, my door got blocked off with plastic while I was WFH and there was trash left by workers around the complex. It felt like living on a construction site. The timing of when they were working on our hallway rarely matched up with what was communicated by the apartment management.
6. They will nickel and dime you upon moving out. I spent hours cleaning the unit before handing over my keys and still got charged over $600 for carpet replacement, a stovetop replacement, and more.
Not a pro or con, just notes:
1. The resident events were hit or miss. They were typically announced at the very last minute and wouldn't start on time. One time they advertised a Chick-fil-A event for residents then changed it to a hot cocoa open house for external people. Sometimes they're great but I wouldn't say it's enough of a perk to weigh whether to stay here or not. Also, the monthly food truck was the same truck every time.
2. If you live near the pond, the area gets overrun by frogs when it rains.

Living here has been a great experience, especially thanks to the incredible maintenance service. Today was a perfect example of why this community stands out: after half of our apartment lost power, Duke Energy tried to dismiss the issue and refused to send a technician back out.
Scott from maintenance came to our apartment after hours and completely turned the situation around. He took over our call with Duke, fiercely advocated for us, and insisted they return. Thanks to Scott, Duke was here within 20 minutes and fixed the problem on the spot.
Having a team that doesn't just do basic repairs, but actively looks out for residents and advocates for them, makes all the difference in where you choose to live. Exceptional service and incredible kindness, thank you, Scott!

I moved in to this community last month and the experience has been SO great! I really appreciate every Leasing Office agent’s care and wonderful service, especially Kiara, who led wonderful tour for me and made sure my transition process was smooth. Also thank you Brittany for helping me to move in on the weekend. I love all the amenities, including the large gym. I am amazed on how quickly maintenance works with amazing professionalism— especially Mr. Scott!! He’s so amazing. Thank you so much all the staff team at the Blu on Farrington.

They have a common area where you can work from which is super cute but their wifi goes off every 5-10 minutes. That has happened to me multiple days which makes it impossible to take meetings or work online on pages that automatically save. I assume they do that so residents do not use their wifi instead of getting their own but that's still a little annoying. So no you can't work from the co-working space
