  We had a pretty good experience in the few months we’ve lived here. Shoutout to Andre for making sure we had everything we needed and working with us when there were sudden changes. The maintenance crew is very prompt and have excellent upkeep, so we don’t have to worry about going extended periods of time without something working properly. My only bone to pick is the short notice of pest control visiting, which happened while neither me nor my husband were home. The outlets and doors in our unit are also a bit weird as well. Other than those things, I don’t see why I should stay until I get through grad school once I start next year. We picked a great spot, and Andre really made it great for us. I’ll update as needed once I post this.

  I was briefly here in order to help my daughter move in. I came from out of town, parked in an unmarked spot in a parking lot with many, many open spaces, and got up the next day to find my car stolen, only to realize that the complex has a predatory system in which a mini sign at the entrance is supposed to suffice for an entire large parking lot, and every day at 2 am a contracted towing company removes ANY cars parked in unmarked spots. Here is a photo of the spot that the management company explained to me was “clearly marked” for no parking unless I had a resident parking pass. If you are considering renting here, make sure you do not have visiting friends or family.

  I lived here for 1.5 years while attending graduate school at UNC. The rent is cheap and living here is manageable if you want to live alongside roaches. I constantly had roaches in my kitchen and frequently requested for pest control to come in. When I brought this concern up to the leasing office - they said pest control came in on Fridays. However, I NEVER once experienced them coming into my apartment. I was looking forward to moving out given the lack of attention and old building however it was not a smooth transition due to Sonia Barillas, the manager here. I moved out in Dec 2025, and Sonia emailed me asking for my rent of Jan 2026. When I replied stating that I had already moved out given that I gave my 30-day noticed back in November, she tried to gaslight me into thinking that I actually wrote a move out day for Jan and only turned in my keys early. I vividly remember walking in with my roommate in Nov and Dakota (front desk) taking the form from me. Sonia couldn't even give me a call back to confirm their error therefore, I had to reach out again. It currently May and I still have yet to receive my security check from Royal Park. I called their office back in Feb again and gave Sonia my new forwarding address but still no luck. I do NOT recommend this apartment due to their lack of competency, timely manner and professionalism.

  Avoid renting at Royal Park Apartments. Management towed my car without any warning, notice, phone call, or attempt to contact me first. Waking up to go to work and finding your vehicle gone is stressful, expensive, and completely avoidable when a property actually communicates with residents. The leasing terms and overall management approach are predatory rather than resident-focused. The prices are exorbitant for what you actually get. The gym is in terrible condition, many of the buildings are old and poorly maintained, and several of the amenities they promise have either deteriorated or become unusable - like the tennis court which has been closed for months despite repeated assurances that it would be repaired and reopened. Since GSC corporation bought the property, everything has become completely transactional and any level of person centered, basic courtesy and communication have disappeared, rent has gotten out of control, and they skimp on the most basic of repairs. If you value responsive management, fair treatment, transparency, and basic human decency, I would strongly recommend looking elsewhere before signing a lease here. ** ALSO they incentivize people to leave a 5 star reviews, so the real reviews are super diluted - definitely check the "bad" reviews for any kind of accuracy, the 5 star reviews are all fake.
