Current resident and have been there for some time. It’s a fine apartment but don’t bank on any advertised amenity, benefit, or good will you get from the staff.
The staff changes every few months seemingly, as do their practices, policies, and enforcement.
For example, the broken front gate that was going to get fixed when I toured the property in 2024 has never been worked on let alone fixed. It stands wide open, every day and night.
That cool movie theater? Was advertised and used as an amenity, then $100 fee overnight. Still haven’t seen a policy stating that even though “it’s the policy and they should have been collecting it the whole time.”
Don’t have a towel drying on your patio but evergreen Christmas lights are fine.
Don’t sit under an unused canopy by the pool; property managers may come down and make a scene to get you to move so they can use it.
Don’t leave a shipping box with your address on it anywhere but the dumpster (even if it’s overflowing); you’ll get a fine.
Apartments are fine and maintenance is pretty good but don’t bank on anything else. The property managers change like seasons and so does everything else because of it.
Based on former reviews, someone will respond and ask me to email them directly; that they're sorry and they really want to help. I wont; It wont matter, because they don't make the calls, some corporate overlord does. You can clearly see the same issues persist even with their "concerned" responses to negative reviews.
Par for the course.
I would not recommend these apartments to anyone. Before moving in I noticed reviews talking about how thin the walls were. Turns out it’s the ceilings. The property and units are beautiful and the price is good considering. However it is a literal hell when you have inconsiderate neighbors above you. I haven’t even been here three months and can not wait to leave.
I am moved out of this community in October 2025 and still have not received my security deposit.
The Property Manager, Linda, initially charged me incorrectly. I had to escalate the issue to the Regional Manager, Amy. After I sent documentation proving the charges were wrong, Amy confirmed the corrections were made and assured me my deposit refund was being processed and on the way.
Despite those assurances and multiple follow ups, months later I still have not received my deposit.
At this point it’s extremely frustrating to keep hearing that it’s “being processed” with no resolution. North Carolina law requires landlords to return the deposit or provide an accounting within a reasonable timeframe after move out, and it has now been well beyond that.
I hope this is resolved quickly, but until then I think future residents should be aware of the lack of follow through and accountability I’ve experienced.

The application process was incredibly frustrating. I submitted my application about a week ago and haven’t received any updates. They then requested excessive proof of income, including bank statements, even though I had already provided paystubs and a job offer letter that demonstrated sufficient income. It seemed like they were trying to discourage dog owners from applying. The same day they requested bank statements, I messaged them to inquire about their income verification requirements, but I didn’t receive a response. By the end of the day, I received updates indicating that my application and my dogs’ applications had been approved. I decided to go with another home instead and informed them that I was no longer interested. The only response I received was an invoice stating the final account statement. Hawthorne Properties or Birch Hill is the way to go! It baffles me that it took so much effort to get an application going, while other places, you provide your items and they initiate the screening process instead of going through unnecessary hoops.

They lack transparency with the renting process. Understandably for most places credit matters and so does income therefore when Amy had explained to us that it would be no problem as long as we did what was requested of us we felt confident in her….however that wasn’t entirely true at all and we actually just completely wasted our time here. Apartment we toured was also dirty with the fridge left open as well as us getting our co signer on the lease and my offer letter for no reason. For pricing Hawthorne is 10000% better and they will get your screening process done In no longer than 2 days. Save your time and money.
