I lived at Berrington Village for several years, so I feel like I got a good sense of what it was like to live there long-term.
The biggest downside during my time there was the property management. The previous property manager, Nathan, didn't seem very engaged with the community. The grounds often needed more attention, especially when it came to dog waste and cigarette butts. The dumpster area was another ongoing issue, it frequently broke, and bears regularly got into the trash. Behind the dumpster, there was often decomposing garbage that never seemed to get fully cleaned up. The recycling dumpster was eventually removed because it was being misused and attracting even more bears.
The buildings also have very poor sound insulation. The walls are extremely thin, I could hear my neighbor snoring at night. Highly recommend a sound machine/app. If you have an upstairs neighbor, be prepared to hear every footstep and what sounds like furniture being moved because there is very little sound buffering between floors.
All of the apartments are carpeted, and when I lived there there wasn't an option for hard flooring. The gym was usable but often felt hot and stuffy. Also, if you're a non-smoker, avoid renting in one of the smoking buildings. Smoke travels easily, and my apartment quickly smelled like an ashtray despite running four air filters, taping up the vents in bathroom and my closet, adding a door sweep and having several conversations with the offending neighbor. 😷
Upon move out, I noticed my new guest room mattress had been damaged while in storage onsite there (despite being wrapped) though that area did not flood during Helene.
One thing to note is that the gate was frequently not working, so despite being advertised as a gated community, it often wasn't functioning. The dog park is also quite small and there wasn’t enough grass area for your dogs to play fetch inside unless they are small breeds.
That said, there were definitely positives. The rent was more affordable than many other apartment communities in Asheville. It was usually peaceful and quiet, and the location is excellent, just a short drive to downtown and the Blue Ridge Parkway. The mountain views are beautiful and honestly the main reasons I stayed for years. I also loved the hilly roads for walking and exercising, and they're especially fun after a snowfall. The pool was another nice amenity as was the car wash station that you could hose your pups down at after a hike (though the hose often seemed broken).
They did right by us during Helene and neighbors checked on one another.
I did notice the overall feel of the community changing over the years, and some of the neighbors became less considerate and unsavory than when I first moved in.
Overall, my experience was mixed. The location, views, and price were strong positives, but smoke in my apartment, sketchy neighbors, and community upkeep were ongoing frustrations. I do think the new property manager has the opportunity to make meaningful improvements, and I hope the community continues moving in a positive direction.
