    Renting from Arizona Living was a positive experience until move-out, when it became clear that they aggressively pursue security deposit deductions in ways that felt unfair and excessive. We were reliable tenants who paid our rent on time and kept the home clean. We had every intention of staying through the end of our lease, but my husband accepted a job in another state. When we discussed our options, we were encouraged to break the lease because we were told it would "save us money." We paid the required 50% lease-break fee, returned our keys on March 11, and expected the move-out process to be handled fairly. Instead, we were billed more than $1,600 in additional charges. While I understand paying for legitimate damages beyond normal wear and tear, many of the fees appeared to be based on extremely minor issues—such as small smudges, a few crumbs, or dust in places easily overlooked during a move, like the top of a ceiling fan or inside a vent. Those findings were then used to justify a $311 "Detailed Cleaning" charge, effectively making us pay for the property's full turnover cleaning and preparation for the next tenant rather than simply addressing tenant-caused issues. The most concerning charge was a $184 rekey fee. When I asked where this was authorized in our lease, the agent could not point to any provision and simply insisted that it was included. After reviewing our signed agreement myself, I found no clause allowing that charge. The handling of our deposit was equally frustrating. Rather than providing a finalized accounting within the expected 14-day period, the company sent what was labeled an "estimate" on the 14th day. Then, on the day the new tenant moved in, they sent the "final" statement—which was virtually identical except that the word "estimate" had been removed—along with the remaining deposit on April 17. I considered pursuing the matter in small claims court but ultimately decided against it because we had already moved out of state and have two young children. The time and travel costs would have outweighed the amount in dispute. Many families rely on their security deposits to pay deposits or moving expenses for their next home, and while we were fortunate enough to manage without it, the experience was still incredibly disappointing. During our tenancy, we also experienced repeated inspections and drive-bys. When the air conditioning failed in July, we went an entire week without AC while waiting for a part, despite having two very young children. Although rent was prorated, we still had to pay for an Airbnb while waiting. The garbage disposal also failed, and the bathtub faucet continued leaking even after a repair attempt. Throughout these issues, there never seemed to be much urgency. We genuinely believe we left the home in better condition than when we received it, with only normal wear and tear. We also felt pressured to return the keys quickly so the property could be made ready for the next tenant. At no point were we informed of a post-move-out walkthrough or given an opportunity to address any alleged deficiencies ourselves. Had we known they expected an almost sterile level of cleanliness, we would have gladly returned to touch up the few areas they identified or hired a professional cleaning service. Overall, my experience left me feeling that Arizona Living prioritizes protecting landlords and maximizing deductions over treating tenants fairly. I would strongly encourage future renters to document the property's condition thoroughly, keep detailed records, and carefully review any move-out charges before accepting them.

    I am filing a complaint regarding discriminatory housing practices by Arizona Living Rentals, based in Lake Havasu City. At the showing, Lindsey told me she would contact me on Monday, but she didn’t and I had to call in myself. I was then verbally approved for the unit over the phone on Monday, having met the stated requirements, yet they have refused to produce a lease. I received conflicting move‑in cost information — Lindsey stated rent was due the day before move‑in, while Michelle contradicted this and said it was due the day of move‑in before key pickup — and when I asked for clarification, Michelle dismissed me by saying, “you don’t have to rent the place.” I was told I would receive the lease today, but no follow‑up email was sent; when I called back, Michelle said they did not know when they would get back to me. The listing remains publicly posted and available. This pattern of approval without follow‑through, contradictory terms, delayed communication, and dismissive treatment raises serious concerns of discriminatory intent and warrants investigation. -Documented and filed with the Arizona Attorney General’s Civil Rights Division and the Southwest Fair Housing Council for investigation.

    Dear Arizona Living Property Management. I am giving Craig 10 ⭐️’s!. He has always been very professional and kind via text messages making sure my maintenance request were handled in a timely manner. However, meeting Craig in person today for the first time was icing on the cake! He greeted me with a smile that lit up the room, he was very polite, professional, proficient and very thorough during his walk through.
