I spent my birthday at The Watermark Hotel in December 2024 and loved it so much that I returned again for my birthday in December 2025 and once again, they exceeded my expectations. From the moment you walk in, the hotel is absolutely stunning. The ambiance, signature scent, and overall aesthetic immediately set the tone for a luxurious and relaxing stay. Everything feels intentional, warm, and elevated. When I mentioned that I was there celebrating my birthday, the staff truly went above and beyond to make me feel special. I was welcomed with the sweetest birthday card and a thoughtful gift bag filled with treats I enjoyed. Those personal touches made my stay feel memorable and heartfelt.
This being my second visit, I can confidently say that nothing has changed (in the best way possible). The hotel is still beautiful, the service is still exceptional, and the experience remains consistent. I stayed in a corner suite with a balcony this time and absolutely loved the room amenities. The space was spacious, comfortable, and thoughtfully designed, I truly did not want to leave. The complimentary breakfast was also a great touch and a perfect way to start the day.
One of the things I appreciate most about The Watermark is that there’s still so much I haven’t even had the chance to experience yet, which gives me even more reason to return. I’m looking forward to eventually checking out The Perch, the on-site fitness center, and Wren (their restaurant and social space offering elevated gastro-fare and craft cocktails inspired by Executive Chef Yo Matsuzaki’s Izakaya-style cuisine). Hands down, this is one of my favorite hotels in the DMV. If you’re debating whether or not to book here, please take this as your sign you won’t be disappointed. While there is some surrounding construction, it’s clearly a work in progress and did not take away from my overall experience at all. My only minor suggestion would be updating the TVs so guests can easily access streaming services or connect via Bluetooth. Besides that, I truly hope to continue making this a ritual because I’ve fallen in love with my solo staycations here. The Watermark Hotel never disappoints, and I can’t wait to return again.
My wife and I stayed in a King Studio at The Watermark Hotel and it was one of the best upscale hotel we’ve experienced. We’ve stayed at much more expensive brands, such as the Hyatt Regency, InterContinental, etc., that offered less space and less value. This room with separate living and sleeping areas was spacious, comfortable, and thoughtfully designed. Typically, this room format is a significant upgrade option but instead comes standard at the Watermark.
We loved the small touches: included breakfast, branded bath amenities, complimentary bottled water (so many “luxury” hotels charge for it), the fun shopping bag, and a rubber duck — such a memorable welcome. The bed was super comfortable, the kitchenette was really convenient, and everything felt clean and modern.
The location in the Capital One Center is great, with easy access to Wegmans, public transportation, dining and things to do. Overall, an excellent mix of upscale and practical. We’d definitely stay here again and will recommend it to friends.

My new favorite hotel! The rooms are spacious and beautiful. I always prefer a hotel with a swimming pool and hot tub, but I didn’t even miss it! The restaurants inside make up for the lack of swimming amenities. My stay here felt so top teir, but I was taken away by the price of parking. It was $25, though it was listed as $16 on the website. I would love to come back, because the breakfast was outstanding.

Just got back from my stay here. The hotel is good and has great potential. Check in was quick and easy, and I didn't experience cold or rude staff, as other reviews have mentioned. The room was pretty clean, but I always do my own wipe down of surfaces and spraying of Lysol. There was one small issue with the room, there was a used floss pic on the night stand in the bedroom, which led me to believe that area had not been cleaned— pretty gross. The hotel has decent amenities like a gym, restaurant, mini golf and easy access to a grocery store and metro, but they need to upgrade the technology in the room. There were no options to sign into streaming services on the television, and we were left to watch local cable. This is the only problem that seems to be outdated and somewhat of a bummer once we returned to the room. The breakfast provided by the hotel had many options to choose from and it was a great way to end our staycation. Overall, the stay was great, the staff was friendly, there were many things to do within the hotel and around the hotel. I would stay again, but when the weather is nicer to enjoy some of the outdoor activities.
The hotel is in a very nice location by the Capital One complex in Tysons. To me, it looks more like a 3.5 star hotel than a 3 star hotel. It was very spacious, very clean and the staff were wonderful to deal with and very professional. The junior suite we got had a large bathroom, separated bed in a nook style room, medium sized "living room" by the large city view windows and a small kitchenette style area (missing a stovetop or warming surface). Breakfast was not your normal hot continental as other hotel chains have. This one was closer to a restaurant buffet style breakfast with many more options than normal. The dinning area was also nicely designed and the waiting staff were cordial and attentive. The lobby (on the 11th floor) was clean (smelled really good) and large with comfortable seating areas and a large courtyard with all sorts of different stuff to do, including a food truck area, seating and walking areas and another small bar. Unfortunately we couldn't take advantage of all that due to the winter weather, but we will be back in spring or summer. The building is right on top of a medium sized and well sorted grocery Wegman's store making it fully accessible for anyone staying at the hotel. There are about 7 or 8 very nice restaurants (some seemed to be way overpriced, IMO) that are within 1 or 2 blocks - walking distance. Parking was a breeze and not too expensive per night. The hotel is right beside the metro station that goes straight to the city - very convenient. It's also only a few blocks from a large upscale mall. It also sits right beside two nice playgrounds for parents with children. Easy 5 to 10 minute drive to other areas with plenty of restaurants. Easy 20 minute drive to DC area government bldgs and museums.
