I've stayed with Cabins USA several times over the years, and this is the first time I've had such a disappointing experience.
The cabin itself has a lot of potential and is very nice, but the cleanliness was far below expectations. When we arrived, there were numerous bugs throughout the cabin, trash behind the couch, very dirty toilets, and the bed sheets did not appear to be clean. We also couldn't get the arcade games to work, even after making sure everything was plugged in.
The pool area was especially disappointing. It looked as though it hadn't been cleaned in quite some time, with heavy spiderwebs and dead bugs covering the window sills. Unfortunately, we also couldn't use the hot tub because it clearly had not been cleaned, which was frustrating since that was one of the amenities we were looking forward to.
After reading previous reviews, it seems that cleanliness has been an ongoing concern, which makes the experience even more disappointing. My guests, who traveled in from out of town, were not happy, although we did our best to make the most of the trip.
I do appreciate that someone from the company reached out to try to make things right, and I genuinely value that effort. However, it doesn't change the fact that we paid a significant amount of money for a cabin that wasn't properly cleaned or maintained. I truly hope these issues are addressed because Cabins USA has always been a company I've enjoyed booking with, and I'd like to see the quality match the price and reputation.

We had a wonderful stay at Eagles Nest Cabin and would absolutely recommend it to anyone looking for a peaceful mountain getaway near Sevierville, Gatlinburg, and Pigeon Forge. The cabin was clean, spacious, and had everything we needed for a comfortable stay. All of the amenities were exactly as expected, and everything worked perfectly throughout our visit.
The beds were very comfortable, making it easy to relax after days spent exploring the beautiful Smoky Mountain area. The highlight of the cabin was without a doubt the incredible mountain view. Watching the sun go down and seeing the mountains covered in mist under a full moon was truly breathtaking and something we will remember for a long time.
One of the most unforgettable moments of our stay was seeing a bear climb a tree right from the deck of the cabin — a true Smoky Mountain experience that made our trip even more special!
The location was perfect for enjoying nearby attractions while still feeling tucked away in the tranquility of the mountains. We loved the peaceful atmosphere and the chance to enjoy nature right from the comfort of the cabin.
This was such a positive experience, and we would happily return again in the future. Thank you for helping make our Smoky Mountain trip so memorable! 🏔️🐻🌙 and thank you Andrew for checking in with us to make sure we had the best time!
This is our fifth time staying in the Four Bears Barn, which was previously leased out by Cove Mountain Realty. It is our first time renting the Four Bear’s Barn from Cabin’s USA. This place has a beautiful setting and is very quiet. That is why we keep coming back here. However, this year the cabin was not very clean. There was pink and black mold in the shower and the beautiful porch that we normally spend hours on was filthy with cereal, bugs, and other debris. It looked like it has not been cleaned in quite a while. The toilets were also dirty. I took the toilet brush and cleaned off the yellow ring around the toilet. This is disappointing to us. This has always been our favorite cabin, and it has always been cleaned well. Also, two or three people fron Cabin USA reached out to us by text saying ‘we’re so glad you’re here. Text us if you have a problem. We will be your contact while you’re here if anything is wrong.’ Wonderful, but when we couldn’t get in our cabin, ( the code instructions were unclear) and left messages with two different ppl from Cabin’s USA, it took them three hours to call us back. Cove Mountain Realty, who rented out this cabin before never sent us all these welcoming text but when you called them, they answered the phone with a real person and quickly came and fixed any problem we had at the own set. One time our electricity went out at 9pm at night and Cove Mtn answered the phone immediately and sent a great guy out to fix the problem. I called Cheyenne ( my contact person from Cabin’s USA)who had sent me a welcome text asking me to contact her during my stay if I needed help. I never heard anything from her after I called and texted her.
Cabin’s USA seems more friendly up front but when you actually need help, no one answered for 3 hours. Andrew, from Cabin’s USA reached out to us after we had checked out to see what our experience had been like. He was professional, friendly and truly listened to our concerns, which gave us hope for Cabin’s USA. The cabin is a great cabin but Cabin’s USA needs to improve how they clean and how they respond to customers. Im hoping they can do better in the future.

Memorial Day stay
This stay was paid for with a credit card and a voucher from the company for a previous stay in which the air wasn't working, and a GUN was left, UNSECURED in a drawer, in the cabin, which was being occupied by young grandchildren. We were less than impressed during our last stay, but decided to give Cabins USA another chance, instead of going with our usual cabin provider.
This stay was absolutely horrible and a real waste of the holiday weekend we had planned to spend meeting up with our out-of-state family. I will list out the problems we had during our stay.
1. The unit was not clean; there were used contacts on the counter in one bathroom. All of the faucets had sediment built up around the handles. This was easily removed with a washcloth. The comforters had dirt/stains on them. We did not report any of this we just cleaned ourselves
2. When we arrived on Saturday, we noticed that the AC was set on 71 but the temp was 73. We watched it for a few hours and the number never went any lower. We lowered the temp to 70 on Sunday after the indoor temp read 74. We called about this problem on Monday once the temp reached 80 degrees. The first person showed up hours later and said that he couldn't fix it and would send out the HVAC team. The HVAC team showed up after 10pm and said that the unit was frozen and couldn't be turned back on to the next day. The day we checked out. So Monday had to be spent downstairs since that was the only cool place, being that it is subterranean. I spoke with their office manager, and he attempted to tell me that I caused it to freeze up by setting the temp so low and making it work hard. However, it was already set on 71 when we got there, and it wasn't keeping up. The 1 degree I lowered it, had absolutely nothing to do with it not working. Clearly it was already having problems.
3. We attempted to grill at noon on Sunday for lunch and dinner and couldn't get the grill on. I called the office and advised that we couldn't get the grill on and that it may just be the propane tank. It took 4+ hours to get someone to come fix the grill. The problem was that the valve handle was stuck in the closed position, and the worker even had trouble opening it and had to remove the tank from where it was, put it between his legs, and make sure his hands were dry just so he could finally turn the valve. So now it is after 4pm. We haven't had lunch, and now it is time for dinner.
4. Within an hour of getting the grill working, the stove goes completely out. We called the office around 5pm to report this. We also advised them that we had half-cooked food on the stove and really wanted to eat. They did not show up until the NEXT morning and reported that someone had installed the plug incorrectly and that by opening the oven, it caused the plug to detach or something like that. At this point, all of the food we were trying to cook the day before is now inedible. We would have used the grill as a stove if the unit had pots with grill-safe handles, but I didn't want to risk damaging the owner's property because of the management company's lack of urgency.
We basically wasted over $100 on food and still had to spend more to buy lunch and dinner on Saturday, breakfast on Sunday, and gas just to go find food.
The office manager offered me $25 per night as a credit. This is unacceptable and insulting, considering the numerous problems we experienced and being left to feel like once they had our money, our experience didn't matter. We could have booked a hotel suite if we weren't going to be able to cook and would end up confined to one space. This would have been a lot cheaper than what we paid your company, thinking that we would be able to relax and reconnect with family over food. Cabins USA failed to deliver on their end.

Extremely disappointed. Booked our cabin almost a year in advance to make sure we got one on the lake - Cabin on the Lake - only to receive a call less than 2hrs prior to check-in stating there was an HVAC issue and we had to get moved to Bearfoot Bungalow. This cabin was nowhere near the same as what we chose… there should have been an automatic compensation to start, but of course not. Then we came in, there was a worker there at 4:45pm when check-in is 4pm - so the cabin wouldn’t have been ready at check-in time even. There was dog poop in the driveway - which this is a non-pet friendly cabin. Downstairs bedroom had holes in the comforters, big burn hole on the bathroom counter, big gap on the wood flooring on stairs, splatter marks not cleaned on the floor and steps, dishes not cleaned, bedroom light didn’t work, burner on stove didn’t work, fan in bedroom was loud, tub didn’t plug for a bath, but also would fill fast during a shower which would make you think it’s quite clogged. The baseboard were filthy, lots of scrape marks along the walls, damaged night stands and tables and ONE loveseat and stained chair to sit for a cabin that sleeps 12… on the deck there are also 3 wasp nests. The pictures on the wall are peeling off, the seats are peeling and ripping, air hockey table barely blows air and has felt missing from one paddle so you can’t play without it screeching, the pool table has rips in the felt as well. We were supposed to have a view of the lake, instead we had a view of a fence with BEWARE OF DOGS signs into someone’s back yards.
We tried to call to speak with a manager the day of check-in on Saturday, then Tuesday, Wednesday, Thursday and now today Friday the day of check-out and are always told they’ll call us back but they never call back!!! I even sent an email to one I was given on Tuesday and no response to that either! We had to add additional things to our trip due to losing lake access as that was a large part of our family plans. Now we can’t even receive a 5-10 minute call back to discuss the issues.
