Convenient hotel if you are attending events at the Chi Center. The first room I got (240) was in bad condition with lights that did not work and very dark and rundown feel including air-conditioner with damaged controls. The friendly front desk staff quickly moved me to a different room, which was much better. Throughout the stay, the staff were the highlight of the trip, always friendly, always accommodating. They seemed a little bit understaffed, but diligently took care of guests.
The floors are very thin, and someone jumping around upstairs, kept waking me up both night nights.
The water park itself seemed fun for families with little kids. No-frills and fun escapade for that kind of outing.
The built-in restaurant was convenient with very friendly and accommodating staff as well. Food was decent and the pizzas were large and made with fresh ingredients. Would recommend if you arrive late and need a quick bite.

Be warned - there is a hidden $15 fee per day for parking, which of course they won't tell you and don't care about. Upon arrival, I was checked in by someone I have to assume was the manager based on how irritated she seemed having to interact with a customer. After entering our room, we noticed that it smelled like cigarettes, that there was paint cracking on the walls, stains on the lampshades, and fixtures that had come loose from the walls. We tried to use one of the video games in the arcade, which ate our money and didn't work. They refunded us for the arcade and we decided not to risk having our time wasted by anything else in the hotel. They don't have a free breakfast either. The only highlight was a younger woman working in the evening shift that was very pleasant and engaging.

Greetings and peace be unto all with an abundance of love and respect I've been staying at a few different hotels waiting on a house to get ready and this one was at the top of my list until the last day we checked out that night my wife had washed her hair there and put some of their conditioner in her hair what would my son took off the hair tie some had flung against the headboard or whatnot on the sheets and and we left so we had forgot some things there so I came back twice once for the medicine and the other for the cigarette puffer so when I came back for the cigarette puffer it was taking a long time for some reason and she was just telling me he was upstairs at first and then he said she would be he would be coming down give him a minute and then I see the police walk in and I asked the cop I said are you here about a cigarette puffer no she said I'm here about the destruction of property I was like oh but you ain't here for me and when I walked away I turned around the guy was coming out with the cigarette buffer and then you going to talk to me and talk about how to candle wax all over his room and did some other things and I was like wow and I said man I was on my way to emotional and stressed out so and I can't you know understand why this man is attacking me so I catch my composure and I start talking to the officer right away so officer went up there and looked at the room this guy I guess he was thought he was the top guy wanted he had a buddy system or something because he's starting name dropping he started dropping so many names that the sergeant had to come down and Sergeant was pretty you know I don't know what I can't tell her I can't read his mind but I could read his energy he was a little upset that this guy was tripping the way he did over things and he called detectives and everything then when they went up there and seen what happened what we said had happened he got really mad and found out and then he starts said that we stolen iron and it's really gets funny on the cameras we didn't even take no luggage in that night and we left with no luggage in the morning without no camera or no iron so everything is documented so and then when we leave a couple hours later my wife looked at her card and this man literally tried to charge our card four or five times for $750 plus son so I don't know what to do about this situation can anybody help me Peace be unto all with an abundance of love and respect

We had been to this hotel a few years ago with our family and had an amazing experience. I was so excited to revisit that.. but it's gone so downhill, it was incredibly disappointing.
First - the Google listing claims free parking but that is not the case. Be prepared to pay $15 to park in a regular parking lot. You must have a phone to scan a QR code to do so - if you for any reason have eschewed this technology (shocking that some people may, I know!) Be prepared to have your car towed. It only begs to ask if they also charged the homeless people sleeping in the parking lot the same fee. I wonder- where does this money go? What is the purpose? There was absolutely no value, it was not a garage, or a protected gated space, or anything. The nickle and diming right off the bat was a bad omen.
The rooms have also gone extremely downhill. Peeling and chipped paint, dim lamps in a few corners, bed mattresses askew on the box springs, no blankets on the trundle bed, just a thin sheet, extremely dirty windows, and a temperature control under the window that sounded like it was giving its last death rattle. Do you want to sleep in tepid humid air? This place is for you! Overall it's an acoustic nightmare, especially if you have kids... which I assume you do as otherwise why even come to this hotel? Let's be honest- the Waterpark is the only attraction worth the visit.
Which by Waterpark, a medium sized pool - at least the water was warm. A good sized hot tub. A slide and a splash pad which unfortunately we were unable to use half the time as they apparently scheduled "water maintence" - something the front desk did not mention when I asked about the pool hours, but something the water tech had to inform us of after my kid was already playing in the water. It was an extra bleachy smell that day and now I anxiously wonder how many chemicals she inadvertently was exposed to.
Go to any Days Inn, La Quinta, any mid-level hotel for $100, and you get a complimentary breakfast. Spend double that for THIS hotel experience and once again experience the joy of not getting any amenities and being charged for everything. $15 for a breakfast buffet of everything you'd get free anywhere else. Unless you have any dietary restrictions, then don't bother. Kids eat free, but only 2 per adult, so sorry big families! We have exceeded our average societal norm for reproducing and that incurs another fine.
What else comes to mind? The showers were mediocre, fine for my husband but any self respecting woman who enjoys boiling herself alive will be disappointed. Not a lot of water pressure. Flat pillows. The saliva globs in the one working elevator were of no fault of the hotel, but wiping down the stainless steel occasionally would be a good idea.
Overall - I don't *think* you'll get bedbugs here, but if you want to be bent over and taken advantage of for every penny in your wallet, while experiencing an extremely mediocre night in a place where it's best for safety that you stay in your room after supper (the cops in the lobby just added to the esthetic)... this is the place for you!

Update to original post. The only good thing about this place is the staff… besides them. Avoid at all costs. We are making our way across the country with an elderly dog. We could not get our room under 80 degrees all night long. No matter what we tried with the thermostat and the AC. Sleep was near impossible as we were all hot and sweaty. Even though it was 40 degrees outside. We tried to open the window as well to let cold air in but to no avail. The window did not have a black out curtain or cover on it. Meaning the bright downtown city lights were blaring through… we eventually hung a blanket up to block some light. Again thank goodness for Yamissia and her kind service she was the only good thing at this hotel. Note I am writing this at 5am, we packed up and left as we couldn’t make it through the night.
Edit: Was pleasantly surprised with our stay at Holiday inn in Omaha. On our way headed back home to CHI from a road from Salt Lake. Wet from rain, and a tired dog, Yamissia was a doll and made check in easy and quick. Thank you Yamissia for your suuuuper helpful and kind service when we were one straw away from a melt down. You were AMAZING and the hotel was great.
