  Hotel has gone downhill since new managment. I stayed over 50 times last year on a medical rate while undergoing cancer treatment nearby. They were the nicest staff I have ever dealt with. They could not be more accommodating then. NOW: Made a reservation for the medical rate for 10/5/26. Central reservations said the rate would be the $94 medical rate. The hotel charged me $331 for the night. I might add the hotel management were not the least bit interested in honoring the quoted medical rate. I have never dealt with such dismissive and nasty staff members before in any Holiday Inn. I might add that, save one left from the old management, I cannot believe that Holiday Inn would hire such surly unkempt people to represent the company. IHG Guest Services on the phone were nicer to me but still did nothing to changr the $331 charge. I have been a Holiday Inn/IHG rewards member since 1983! Our relationship is now finished!

  We checked in at this hotel after a very unfortunate experience at another branded Hotel nearby. The service that Audie gave at check-in was exceptional !! His understanding and compassion for our bad situation was a breath of fresh air ! We felt welcomed like we were at home . Audie is definitely a great asset for the hotel and team . Hotel is clean as always, room was great. Breakfast area had everything we needed!

  Amazing staff, quiet rooms. Close to everything and you can even see Mount Washington from Sable Oaks Dr. See you next summer!

  This was the perfect place for us to stay for the night before heading towards Wells Beach since we had a late flight. Hotel was clean & inviting, front desk staff were friendly, room was spacious and clean, and the breakfast wasn't terrible. Would definitely stay here again if in the area!

  I have been to many hotels and resorts and this is one of the worst experiences I’ve been in. Mr Benson, the current Sales and Marketing Manager, is one of the most unpleasant and inhospitable people that is in the hotel industry. I really question the hiring managers reasons to bringing Mr Benson to a leadership sales and marketing role in a company that prides itself on hospitality and giving the customer the best possible experience they can offer. He was rude, abrasive, and entitled. When a leader has to say that he works here and he holds a position to gain respect, when the problem has nothing to do with his “title” tells me a lot about a person. To add problems the room I stayed in was DISGUSTINGLY filthy from stains on the ceiling, unclean floor tiles, cabinets installed inside out, and a quite unpleasant smell makes me wish I would have stayed outside under a park bench. See the pictures below. By how you treat customers and the way you want them to experience your hotel, I highly recommend people to stay at a different place.
