    The location is undeniably fantastic, you're right in the heart of Kennebunkport, and that's really what you're paying for. But for the price per night during peak summer season, I expected much more. The hotel itself feels tired. Our room showed quite a bit of wear: cracked bathroom floor tile, rust in the shower, and a dresser with obvious water damage and bubbling paint. The floors throughout the building creak loudly, the walls are paper-thin, and we could hear three children running and jumping in the room above us for hours. If you're hoping for a quiet stay, this may not be the place. The steep staircases could also be challenging for some guests, and the rooftop lounge furniture was noticeably worn, with dirty, torn cushions. We also found the front desk to be unattended much of the time. The biggest disappointment, however, was our experience with the restaurant. One of the advertised perks of staying at the hotel is priority seating, and we were told at check-in we'd only wait about 30 minutes. When we checked in with the hostess, we were told it would actually be about an hour. They suggested we grab drinks and wait on the rooftop, but the bar's Wi-Fi was down, so they couldn't serve cocktails unless you were seated at the bar eating. We asked if we could bring a chilled bottle of wine from our room to enjoy on the rooftop instead, and they said yes. My husband walked all the way back to our room in another building, across the bridge and up the stairs, to retrieve it. We had just opened the bottle and poured our first glasses when, only 20 minutes after checking in with the hostess, we received a text that our table was ready. We brought the wine downstairs, only to be told we couldn't bring our own wine into the restaurant and had to return it to our room before we could be seated. We completely understand the restaurant's BYOB policy, but the frustrating part was that the staff had created the entire situation. Had we actually waited an hour as we were told, or been able to order drinks from the bar as suggested, none of this would have happened. Instead, we made multiple unnecessary trips back and forth because of conflicting information from the staff. Overall, the location is excellent, but for the price, the accommodations and overall guest experience simply didn't live up to expectations.

    rooms are small, they could be more efficient, like offering another suitcase valet so 2 suitcases could be up at once or sheves in the closet to organize personal items.

    We ate lunch in their water front restaurant. Good service and their lobster roll is awesome!

    We stayed at the WarfHouse part of the hotel which is located just a short bridge walk away from the hotel. Rooms are above a set of shops (no elevator you have to take one or two sets of stairs). Rooms were clean and felt updated- good linens and a large TV. Free parking just outside was available which was amazing because the downtown area was very crowded and lots of people seemed to struggle to find a spot. A light breakfast (coffee, yogurt, pastries, toast, orange juice) was provided at the hotel. There is an included resort fee but it gives you access to bikes and a kayak.
