This hotel was great in almost every possible way. The breakfast was great, location was amazing, and the front desk staff Jessica and Kennedy were a delight. The gal running the breakfast room was so kind too! HOWEVER, our ONLY complaint (and sadly it's kind of a big one) is the air conditioning in the rooms. The air conditioner units run off of a sensor connected to the door (from what we could tell.) So if the door hasn't been opened in a while (i.e. overnight for 8 hours) the air conditioner turns off. This probably wouldn't be a huge deal it you only stayed for one or two nights. We however, were staying for 6 nights. As a peri-menopausal woman who already sleeps warm, this was not ideal as I woke up every night dying of heat. We asked if there were any rooms NOT on a sensor and were told sadly no. It's a great energy saving idea in theory. But sadly it's not amazing when you're staying there for a week and have to wake up in the middle of the night to open the door to activate the air conditioner. If this changed we absolutely would stay there again, and we're bummed this prevents us from doing so.
What a wonderful stay! Loved that the hotel is located in South Overland Park and that we could walk to restaurants, grocery and liquor stores, shops, as well as AdventHealth Sports Park. We had no idea Overland Park’s Bluhawk district had so much to offer. Such a nice surprise!
The hotel feels brand new—and it is, having only been open for a few months. Everything has a modern, calm, and welcoming feel. Our room and bathroom were clean, spacious, and well-appointed with a mini fridge, microwave, and safe.
The value is fantastic, especially given the complimentary breakfast and gym. The fitness center had treadmills, ellipticals, a bike, and weights, which we really appreciated, given all of the incredible local food we enjoyed during our stay. We didn’t have a chance to use the indoor pool but loved having it as an option and saw several families enjoying it.
We saw signage that a high school sports team was using the private meeting room, but we never heard a thing. The sound insulation was great!
And the bed was AMAZING. We honestly slept better than we do at home, and the soundproofing, blackout shades, and the temperature control in the room made it the best sleep we've had in a while.
Most importantly, the staff were outstanding. From check in to check out, they made us feel like regulars and went above and beyond to make our stay comfortable and stress-free. You can tell the team genuinely enjoy their jobs; it was so refreshing!
A beautiful, peaceful, welcoming hotel with a fantastic location and wonderful amenities. We will definitely stay here again!

This hotel far exceeded my expectations and would gladly recommend to anyone visiting the Overland Park area. The staff, especially Kennedy P, was exceptional. Kennedy P made sure all my requests were met and on a very busy weekend, she greeted me with a smile and everything was ready when I checked in. The additional handicapped room I had requested for my family member was next to my room which was much appreciated. Room was clean, bed was comfy, breakfast was great, the coffee was hot and there was not a single thing to complain about. Thank you for a great stay!

We had a wonderful stay at this newer Holiday Inn Express. The entire hotel was exceptionally clean, fresh, and well maintained. Our room was spacious, quiet, and comfortable, and the staff was friendly and helpful. Breakfast was very good with plenty of options.
The location is especially convenient—right off the highway and close to lots of restaurants and shopping. There is some construction and development in the surrounding area right now, but it appears to be because the area is growing, with even more restaurants, shops, and businesses being added.
We were very happy with our stay and will definitely stay here again when we're in the Overland Park area.

I had a bad experience at a mainstay suite so I called, and a lady named rizza answered I told her about it and that I needed a room so she held a room for me until I got there and even gave me a little discount, she got me a king sized bed in a nice big room, she was so kind the whole time and told me and my girlfriend that if we needed anything to just give a call, later we had run to get food and it started raining and when we came in she asked if we needed any towels to dry off with. She was absolutely perfect and made me and my girlfriend’s trip so much better after having a rough day. She definitely needs a raise!! The room was so clean you could eat off the floors. Fully stocked up on towels and everything and even had makeup wipes for my lady this place is so amazing I will for sure be back to stay there next time I go to KC
