Our ADA Superior Triple Room features two full beds, views of Saints Peter and Paul Church and Washington Square and a private ensuite ADA compliant bathroom. A flat panel television with streaming services (via Apple TV) is also available. ADA features: * Toilet with grab bars and a minimum clearance of 60” from the wall adjacent to the toilet to any obstruction and 48” in front of the toilet. * Sink with a minimum width of the knee and toe clearance of 30”. Plumbing wrapped with insulation. * Mirror, towels and blow dryer are mounted no higher than 40” above the floor. * Lavatory hardware is accessible and does not require twisting and grasping to operate. * Standard roll-in shower with grab bars, foldable seat and a hand-held detachable spray unit. The Washington Square Inn is exactly what you would expect from the name. If I had paid $130 a night this review would be more positive. Unfortunately, I paid $300+ for a night. The cost of hotels in major cities has become untenable. First the good. Great location for those of us that love North Beach. The room was also clean. Now on to the negatives. This is a self service hotel, everything is very basic. My room had no AC, no outlets by the bed, a toilet better suited for a toddler, low water pressure, and strangely a sink facet on the bathroom sink. There must have been a sale that day.

We booked 6 nights here in room 8 for our 24th wedding anniversary. We left after 4 nights. The toilet started draining slow on our first night. I called and was told someone would text us. Nobody did. The next morning I called again and was told it was fixed. It wasn't. The bed was broken. All of the supports in the middle were bent and not holding it up. Maintenance came out, but after that it still creaked and shifted every time we got in it. The shower was dirty. We had to go buy cleaning supplies and scrub it ourselves before we felt clean using it. Even after that there was still grime. On our last night the toilet stopped draining completely. Another guest knocked on our door to tell us water from our shower was leaking into the stairway. They said they had called the hotel 3 or 4 times with no answer. Maintenance came but couldn't fix it and told us we could use the employee bathroom on another floor. We had no toilet and no shower, so we packed up and found another hotel last minute at a much higher price. There is no front desk. Everything goes through a phone number, and when we asked for a refund we were told to email. I emailed on Saturday with a full timeline and photos. As of today I haven't heard anything back. Another guest posted a review this same week about the toilet backing up. This isn't a one time problem. This was supposed to be our anniversary trip. I would not stay here. UPDATE: I see the owners response, but I haven't heard antyhing from anyone. It's been almost 10 days since I've emailed and called several times including sending an email to the hotel manager and I haven't heard anything about a refund from anyone. I call the main line and they tell me they see my email and that only the manager can authorize a refund. I still haven't heard from anyone and the main number does not help other than giving the manager's email address. We spent a lot of money on this and it was a terrible experience and we only ended up there half the time. We still got charged for the full amount as if we stayed the entire time. I would like a response back and a full refund. This is absolutely ridiculous.

Location is great but that’s where it ends. Rooms not as advertised, guess it’s a luck of the draw if you get a good one. Early check in was organised but was half hour late yet still charged for the early check in. No air conditioning but a loud old fan so very hot in room. Toilet kept blocking and I was told to dispose of my used toilet paper in the bin next to the toilet rather than flushing…. (See screenshot of conversation) No reception and digital key access was a bit of a hassle aswell. Be weary and I agree with other comments - just a hostel room as a greater price !!!!

Overall good. Location is amazing that's for sure. Rooms are very clean and decently sized. Thing to know: This is a 100% digital hotel meaning no roomkey, it's on the phone, and it's 100% without staff, meaning you checkin and checkout alone. You can call or text staff in case of problems. Improvement suggestion: having a physical key, I mean, digital is fun but I had to redownload my key randomly which delayed my room opening whereas I could have just entered with a normal key. And what if you lose your phone or it dies? You don't have a key anymore. So yes I suggest bringing back physical keys. Another thing, I think it would be nice to put signs to advise guests to mind the noise levels at night because the rooms have poor isolation. For example I was woken up by someone shouting on the phone at 2 am in the corridor (because he had problems with his roomkey), and again at 5 am. With these 2 improvements I think it would be 5/5 stars.
