Let’s just start off with the cheeky chipmunk cabin or we should just call it the smelly chipmunk. I stayed in the cabin from December 22 through December 27. When I got there, there was this siren going off on the side of the cabin. So I did a little bit of investigation and it was the sewer box on the side of the cabin. There was a phone number on the box so I called cabins USA and they told me someone would be out to fix it. We stayed in the cabins for five nights and it was disgusting. The whole house smelt like sewage. Nobody came out and fixed the problem. Inside of the cabin wasn’t any better stains on all of the bed sheets none of them have ever Been washed. Inside of the master bedroom and bathroom, there was so much dirt and debris. We had to sweep the entire house. We also found in the master bedroom that the Roof is leak leaking and The ceiling is starting to fall apart. The whole master bedroom smells like mold. For the amount of money that we spent here at the smelly chipmunk cabin I would like to be compensated for everything that we had to deal with.

When we got there, the code sent via email did not work. Maintenance was very helpful in getting a new code fast. That was the only thing that was resolved while we were there. Hot tub did not work the entire time. Maintenance came out twice to fix, but never got it fixed. A major disappointment for the children. The coffee maker did not work, that was replaced while we were there. The main level fire place did not work, the lower level fan/light fixture did not work. Overall cleanliness was subpar - needs a deep, deep clean. There was a big stain on the carpet in one of the lower level bedrooms - disgusting. Dead bugs - flies and lady bugs sprinkled around the cabin too. Kitchen supplies were lacking. I will never rent through this company again and will recommend others do not either. We looked forward to a nice, well-cleaned cabin with a hot tub to enjoy while we were there, overall a major disappointment for our group.

This was our first time visiting Pigeon Forge and our first time renting with Cabins USA, and I would not recommend them to anyone who wants to actually enjoy their stay. From the start, the experience was off-putting. At check-in, the young man at the front desk was unfriendly and came across as rude. Unfortunately, things only got worse once we arrived at the cabin (Above Walden's Creek), which is in serious need of repairs and a deep cleaning. Within the first hour, we realized the cabin was far below acceptable standards. It was filthy. The shower liners had mold, the A/C was not working, the washer and dryer did not function properly, and the furniture was in poor condition. Toilets and sinks were bubbling and backing up, nails were sticking up out of the floors, and tongue-and-groove ceiling planks were popping off in at least three areas. Worst of all, there were roaches and bugs throughout the cabin. We contacted Cabins USA multiple times. While they sent people out on a couple of occasions, nothing was actually resolved. I would rather stay outdoors than ever rent another cabin from Cabins USA. Cabins USA, please do not bother contacting us, no response can undo the horrible experience we had. Update: Tori from Cabins USA followed up regarding the issues with our cabin. He was very apologetic and worked to make things right, which we appreciated.

We stayed in a very nice cabin Douglas Dream. The second night we had a big cookout on the back porch and the propane ran out not evn halfway through the meat being done(steaks and chicken for 8 which is not cheap) they didn't even get back to us about it at all then on CHRISTMAS DAY we had no water all day and thru the night until around 4 the next day so 2 days without water with 8 of us 4 being little children they shut off the hottub so we could take buckets of water back n forth to the toilet so we could at least flush the toilets we was told by the maintenance man and another man that they was really good people and would look out for us for the inconvenience which we had to reach out to them over and over until someone finally called my wife back just to offer less than what we paid for 1 night, Christmas week we spent alot of money to have a great Christmas for it to end up the worst stay really we've had since we've been coming to gatlinburg area for years and will continue to come just dont stay here please...

No hot water and they will not refund the stay. Stayed in Misty Cove cabin We checked in after half a day at work and a drive to get there. 7 people and we have no hot water. We have to wait until the next morning. They get there at almost 10 am. The service tech Logan was so kind. He didn reset on the water heater. We get back at 10 pm from a long day ready for hot showers. 2 people are able to shower before no hot water again. We have to recall and get a ticket for hot water. Logan comes back out to reset it. The water heater is too small and there is an element that keeps tripping the sensor. This is two night no hot water and only 2 of 7 people are showered. This keeps tripping the entire time. We tried to ask for a refund of the nights stays (3 nights) yet still pay the fees for cleaning and they only provided 1 night refund. We had no other options and could not shower family including my children. There are lady bugs everywhere. There are no darts for the dart board nor the power supply to it. Pool sticks are broken. Only 4 rolls of toilet paper and 1 roll of paper towels for the entire house of 7 people. There is a spot in the carpet that my 5 year old found with his foot that you can feel the tacks (transition from dining to living room). The fire place glass cover is broken. The hot tub was dirty even though they say cleaned after each stay. The one chair in the house smelled straight like Marijuana so I had to tell my children to stay away from it. We found a baggie (empty) that was a reason it smelled like that. Management does not understand the impact no hot water can have and is just out to make the money. This is not customer service. We did not ask for a refund on the whole thing just our nights stays. There were plenty of other problems as outlined above that I want to be honest and factual about.
