    Here’s what I sent to Andrew, who works at Cabins USA and was checking on how our stay went - we stayed at LOOKOUT LODGE (4beds 5baths) “We all really enjoyed the great Smoky mountains!! Lots of fun was had and the views from the cabin were wonderful! I did want to let you guys (CabinsUSA) know a few things that we noticed: ⭐️ the exterior door knobs and hinges were loose (we tightened them with a screwdriver) ⭐️ master bathroom's doorknob was OFF when we got to the cabin (we put that one back on and together as well) ⭐️ many many stinkbugs were inside the cabin, a couple centipedes, some spiders, and a roach as well. (Of course the ladybugs and bees .. but we expected those) ⭐️ the ice maker in the freezer didn't always work ... kind of had a mind of its own. Naturally we made do and used the ice trays to make ice when needed . We noticed it dropped ice last night for the first time since we got there. ⭐️ coffee pot turns off while brewing multiple times ... again we worked it out and just kept turning it on and it would continue to brew. ⭐️ hair in tubs and shower drains ⭐️ lots of sediment coming out the faucets when we would bathe ⭐️ tvs ... only one Roku remote for all tvs - worked on two of them only. The other remotes didn't work on tvs fully. What I mean by that is I had to use two remotes (same exact kind of remote) for my tv in the master bedroom downstairs. One was to power and move through channels and the other was for adjusting volume and selecting. I was also told that the upstairs bedrooms (both) had TVs that wouldn't work at all and/or would power on but stay on a blank screen. ⭐️ the blinds in the upper left room were broken and there were scratches on the door ⭐️ at the dining room table there was a chair that was very very wobbly - not broken yet but could break if someone would sit in it. Please don't take these as complaints. We really did enjoy our stay but the stinkbugs were excessive and may cause others to want to change cabins. The rest of the list is just things that you guys may want to take a look at soon.”

    We recently stayed at Bear Cove Lodge. It was a clean and nice cabin. There were six bedrooms and four baths. The main floor had a good size King bedroom and bathroom. The living area and kitchen were amazing. Lots of seats! The upstairs had two bedrooms, a King in one and full size bunk beds in the other. There was a good size bathroom up there to share. The kids enjoyed the movie theater area and all the game tables upstairs. There was also a hot tub on the top balcony and a cute fire pit area. In the basement area were three more bedrooms. One bathroom outside the bedroom and one bathroom that was a jack and jill between two rooms. All of those rooms had King size beds. There was also a little sitting area downstairs. This cabin was so close to the main strip. Within a few turns we were at Dollywood. We also were not a far drive from the Island, putt-putt golf, snow sledding, mountain coasters, and many restaurants. We loved the little convenient store at the entrance to the cabin area. It had drinks, snacks, and a pizza shop. The area had a pool too, but it was not open yet for our stay. If you like to golf, there was a golf course right down the road as well. Josh, at Cabins USA, helped us while we were there for our stay. He was polite and quick to help us with any of our questions and needs.

    We were very pleased with the cabin options at Cabins USA, pricing, the ease of making our reservation, communication, and the ease of the check-in/check-out process. Andrew from Cabins USA checked in with us the morning of departure via text. We will definitely use (and recommend) Cabins USA again for our future couple trips and family trips. We recently spent our 30th anniversary at Serenity Creek cabin. The cabin was fantastic. It's tucked into a ridge with a view of the valley and other mountains on one side and a peaceful creek below. This cabin is very private yet not too far from others (only one other "in view," high above the driveway). We found it to be very clean (and no lingering chemical smells) and everything in working order. The refrigerator was cold and ready for us to stock and the hot tub was warm and ready for us to soak after a long drive. The housekeeping staff leaves extras--toilet paper, towels, trash bags, blankets, etc. in addition to "the starter pack." We always bring our own, too, but this definitely did not go unnoticed as a great bonus, if in need. We appreciated the many small touches of the owners, as well--weather station monitor, wireless phone charger by the bed, multiple USB ports around the home, multiple lighting options throughout, quality dishes/cooking accessories and small appliances, very comfortable furniture, a propane grill, plenty of outdoor seating options on multiple decks to listen to the creek and enjoy the views... Things to note: There are a lot of stairs overall (hot tub is below main deck with no door near). The last part of the driveway is narrow and long. If taking two vehicles, you may want to use the parking pad before rounding the bend. The mattress is firm (but comfortable to us). The pillows left were firm but we found other options available in the closet.

    We stayed at Angel's Place in the Shagbark resort. This cabin has the potential to be a 5-star cabin, but unfortunately, it fell far short of that. First, we stopped at the Cabins USA office to check in. We opted to check in in person because Cabins USA requires a photo of our credit card for contactless check-in. They had our information on file, and our balance was already paid, so we did not feel comfortable having our card information photographed and digitally transmitted. The office wasn't too far out of the way, and we were able to stop at a nearby grocery store, so this wasn't much of an issue. However, when we arrived at the Shagbark resort gate, I gave the guard our name/reservation, but they didn't have it, so this took a little extra time. After the gate, you have to navigate extremely narrow two-way switchback roads up a mountain. I did not anticipate the grade of these mountain roads. They were narrow, steep, and not for the faint of heart. This should be noted in the listing, alongside the emphasis on the necessity of 4WD. I could not imagine using these roads in icy/snowy conditions! When we arrived at our cabin, the door lock code did not work. Mind you, there is little to no service on the mountain, and we did not have WIFI access as it was locked in the cabin! Luckily, I was able to get enough service to call the office, wait for someone to answer for 10 minutes, and finally get a code to get into the cabin. On the surface, the cabin is everything you want! Nice decor, spacious, newer kitchen and bathrooms, and clean. However, when we tried to use some of the amenities, issues began to arise. First, the hottub. When we arrived, the hot tub was uncovered, the interior was dirty with debris, and the water level was too low for the jets to function properly. It would turn on by itself and spew water everywhere! Also, it had a hose coming from it, and the spigot it was connected to was leaking all over the bottom wooden deck. I emailed the company, and they said they would open a ticket to have it fixed. The repair did not happen until the following day, but alas, they still did not clean it, so it went unused. This was a major disappointment to my daughter, who was excited to relax in the hot tub. So, instead, she opted to fill the jacuzzi tub for a bath. The water pressure in the tub was so low and slow that it took an HOUR to fill the tub. When it was finally filled, she turned on the jets and found moldy flakes in them that spewed out, contaminating the water. I had her keep them on in hopes that it would clear. She drained the tub and tried again, only to find it was still dirty. So, again, another amenity lost. Among this, the bed in the upstairs bedroom was broken, but still functional. The handles on the shower door upstairs were loose and almost falling off, one of the sliding glass doors was missing a screen, and another sliding glass door looked like it had been forced open at some point, which made us a little concerned for our safety. I found a dead stink bug in the coffee pot's water reservoir while cleaning it( because it needed it), the pool table was warped, the sticks were damaged or broken, the digital game system looked like it had seen better days, the couch had patches of the faux leather missing, and there were lights downstairs that had burnt-out lightbulbs, making it very dim when hanging out downstairs. Despite all of this, we had a good time at this cabin with the lovely mountain views. The beds were comfortable, and the linens were clean. However, If I book a cabin with a hot tub, pool table, and jacuzzi tub, I expect them to be clean and functional and they were not. If some time had been taken and maintenance had been done, this cabin could easily have been a 5-star stay. Unfortunately for us, many of the amenities we were looking forward to and had paid for did not live up to expectations.

    River Adventure Lodge First, I want to state, I really like CabinsUSA staff. They are AWESOMETASTIC!!!! If this review were being based on just them, 5 Stars all the way. The master on the top floor did not have air conditioning until the last night of stay. There TONS of ants everywhere in the is house (pics attached) The basement masters were decent, but we had the same issue with the ants in the tub when the faucet was turned on, they came running out and we eventually (10 to 15 minutes of washing then away) kept them at bay so our granddaughter could take a bath. The ants got into my package of my honey cough drops as well (pic attached). The fireplaces were electric, and not the nice ones. The beds (mattresses) were horrible. We had to go buy a few three inch foam mattresses to put on the bed for a decent night sleep. I guess if teens were in there, they would not care as much. We bought some firewood ($300 worth) for the fire pit and found out the fire pit was closed off secondary to a month and a half prior to us, someone decided to clean it out and did not validate there were still hot embers in there and put them on the deck and it caught the bottom of the decking (where the pit sat) on fire. Someone put a large board across the decking so it can be used, but Fire Marshall Bill said it had to be replaced. This was VERY upsetting as we rent twice and year in this area and Blue Ridge Mtns and love to sit out by a fire pit in the evenings with a beverage, smores, and talk. So our evenings were essentially ruined. This was the only home that had a gazebo over the pit so if it rained, we could enjoy it. Had I been told this, I would have asked for another cabin (there were four others not in use at the time of our visit) next few doors down. The yard was a nice touch. Our 16 month old granddaughter loved the swing. It was a highlight for sure. We loved they are pet friendly, HOWEVER, there was feces all through the yard EVERYWHERE, even in the playground area. It took me the better half of an hour to clean it all up and get into a grocery bag to be put in the garbage can (pic attached). AND, some were really old, months... Tells me the owner is not enforcing cleanup or doing it themselves after guest leave. The decking is in rough shape. I saw a lot of band aid fixes (occasional new boards), but it is really rough and really scary to walk on it some areas as the wood getting soft. There were no lights whatsoever on the decking to go down to the actual real hot tub. So we did not use it in the evenings as it was very dark and we could not see. The flowing coy pond was not flowing and was just stagnant with debris all on top of the pond. When we called CabinsUSA about the lights outside, the guy flipped a few breakers on the exterior and the pond started running. He told us the lights will work in the evenings as well. Only one worked and it was near the house (pic attached), so could not use the stairs after dark. The hot tub did work, the smaller one. The large hot tub is NOT a hot tub, it is a pool, so was freezing and could not be used. Having 9 people, we all could not enjoy the big "hot" tub they claimed was a hot tub. It is a swim spa and does not have heat to it. Both the Master and living room fireplaces did not work. Found out the pilot lights were off. Guess the owner turns those off along with with breakers for outside. Which is fine, but if this is a rental, they should be activated prior to a renter coming in. 2 garbage bags for 9 people and 5 days... Keurig did not work as the part that was needed to pierce the kcup was missing. Sad as I was told they had one, guess I should use my words a little better and ask if it works. Overall, I love the staff at CabinsUSA (Especially Sarah), they were very welcoming and fast to respond. For that reason, I would rent from them again. However, I will NEVER rent a cabin that is "Owner Maintained" again. You have been warned, asked questions. Sad a nice place that is not up to speed ruined a great family vacation.
