Only downfall was the minimal soundproofing - I heard just about everything happening outside my room, both outside my window and door - and an indentation in the tub, causing water to pool about an inch or so deep without making it to the drain (pictured). An update to the tub and better soundproofing for the room would make this a 5/5 on all accounts.
