Off I-95, our hotel is ideally located near the waterfront, restaurants and shops. Market Square, The Music Hall, and the Portsmouth Downtown Historic District are all within a half mile. The University of New Hampshire is less than 12 miles away. Our suites contain kitchens, and our complimentary breakfast and fitness center complete your stay.
Good god, do yourself a favor and stay anywhere else! This new hotel has so many mechanical issues I can’t believe they opened this year, they weren’t at all ready. The AC is broken in most of the rooms (when we told the GM how hot our room was he told us we were lying to get compensation… so there’s that!), the elevators broke daily (once with us on it! Scary!) The laundry machines are broken, staples are coming out of the carpet on the floors, and the temporary GM they have is so incredibly non managerial and rude I don’t even know where to begin. Hates the guests, hates the role, disaster. On top of all the issues most of the rooms are above a train junk yard and graveyard and not only is it unsightly it’s so loud when trains go by our first room was shaking. Not even close to worth the money, especially with so many other hotels right next door. Not a bad lobby and not a bad location otherwise but Huge pass for all the other reasons.

Like the hotel. Touch expensive.
The breakfast was horrible.

Even though this is a new hotel, I would not recommend staying here. We did not have hot water and an electrical until was not working. The breakfast was barely edible and cold. And even though the website and app says they have parking available, the one option at the hotel was valet for $45/a day, which the valet agreed was a little crazy for Portsmouth. The front desk staff were not very friendly. In fairness to them, the hotel overall seemed understaffed. With so many options in the area, I would avoid this hotel!

The hotel is very modern looking and clean with a beautiful lobby that included a fireplace. A big plus was having a parking garage next door to the hotel that only charged $1 per hour which is cheap considering everywhere else was $70+ and there is only street parking throughout downtown Portsmouth. The hotel room was smaller than I expected, the king size bed was uncomfortable, the bathroom was very small as well. The room included a full sized refrigerator, microwave, kitchen sink, and a dishwasher, which is sort of unnecessary unless you're staying for a week or more. The biggest problem with the room was the floor, it was sharp where the carpet meets the hard wood. The staples weren't visible because they were in the carpet. I had to wear my shoes in the room. The reason I didn't notify the front desk was because we didn't discover this issue until the evening when we were putting my two year old to bed. We only stayed one night so I didn't feel the need to make a big deal about it.
On the positive side, the hotel is a 10 minute walk to downtown Portsmouth. They offer complimentary breakfast and a social hour with cheese, crackers, and soup.
