This was a very mediocre stay overall.
First, there is no automatic room service/housekeeping at this hotel. Apparently, if you are staying more than one night, you must specifically request it — which in itself is a strange policy, since housekeeping wouldn’t even be needed for a one-night stay. What made this worse is that no one tells you this at check-in, and when we brought it up later, staff claimed they had explained it to someone else in our party, which simply wasn’t true.
The bed situation was also uncomfortable. There was no mattress protector, which is pretty gross considering how many guests use the beds. You could actually feel the odd mattress texture right through the sheets. On top of that, we were fairly certain the sheets were not completely clean, which is unacceptable.
Breakfast was fine — nothing special, but acceptable for a 3-star hotel, which is exactly the level of quality you should expect. The one standout was the woman working breakfast; she was friendly, attentive, and by far the best employee we encountered during our stay.
Overall, this hotel meets the bare minimum but falls short in cleanliness, transparency, and basic guest expectations. We wouldn’t choose to stay here again.

Located conveniently in downtown Dubuque, almost everything you could want to do here is withing walking distance of the Holiday Inn. Emerald, checked is in and was super helpful and professional. She demonstrated speedy check-in service and was able to answer some questions about things to see and do in Dubuque. She also checked in with us later about how our stay was going and if everything was satisfactory with our room. 5/5, would recommend staying here the next time you come through Dubuque.

Had an excellent stay here, the rooms were clean and comfortable, the lobby was beautifully decorated for Christmas. And Emerald was a great help checking us in and answering all of our questions.

Booked 2 rooms and asked they be near each other. I was assured they would be. When I checked in the rooms were as far apart as possible. One was the 5th floor the other the first floor on totally opposite ends. I asked to move them closer as they were for the kids and I requested that during the booking. They said they can get us rooms closer, however I would need to pay the current rate which was $210 more than the original price I booked them at. It’s was a family Christmas and had no choice but to take what they gave us. The room wasn’t exactly clean or anywhere near nice. The next morning housekeeping is knocking and entering the room at 8:30 when checkout is 11:00. The shower wouldn’t drain and dripped all night, the heater was very loud woke us up when it would run and you would have thought you were in the street with all the noise from the street. Now the “Deluxe conference room” is a total wreck. It is very dated and I have to believe not cleaned. Only 3 outlets in the room work of the 11 that are there. Requested a conference room with a tv. However the outlet for the tv didn’t work. Asked the front desk for help however nobody ever came to help. I would definitely recommend finding a different hotel.

Very clean and affordable. Unfortunately, our room was right next to the elevator and it was very very noisy most of the night
