This is in a very central location and we had a room overlooking Princes Street gardens but nevertheless the room was not at all noisy (must be some good soundproofing on the windows). The staff we encountered were very helpful including letting us stay a bit longer in the room when one of us was taken ill.
As with every Premier Inn you know what you are getting and that is reassuring. But I would also say that you increasingly see the signs of the cost cutting done by Whitbread across all their hotels and this one is no exception. Overall levels of cleanliness are low - whilst the important things like bedsheets and bathrooms are good, the hallways, skirting boards, stairway etc are not well maintained and are at best dusty and at worst covered in stains etc. I am sure this is in part due to the approach of discouraging you having your room cleaned so the only real cleaning happening is the essentials for changeovers. The smell of smoke is strong when you enter the main entrance.
In addition they are clearly not paying for enough staff. I have absolutely no complaint against the staff we did encounter. But there were not enough. One poor lady was in sole charge of a busy breakfast room. You had to ring for reception apart from at busy times, and no way to contact reception from your room. When I tried the reception number (which you have to get to via an infuriating automated voice call to Premier inn main number) no one answered.
Given prices are not cheap any more, Whitbread really need to spend more on staff for cleaning (outside of core housekeeping), front of house and restaurants.

Would not stay here. The staff were polite and excellent. Rabia and Andy tried their best - the property itself let them down.
Premier inn charges an early check in fee but do they give a discount for a late check in? Waited for 40min for our room to be ready, supposed to be ready at 3pm at 340 still not ready. could not wait anymore so decided to leave our bags and come back.
Shower was spraying everywhere - manager tried to fix it but still the toilet/bathroom was getting wet. Good location though.

The location of this hotel is one of the best features. It is very convenient to the Waverly train station. It was a 5 min walk to the station which made it manageable with luggage. We were on one of the higher floors and did not have any issue with street noise from below. There are plenty of restaurants and convenience stores within a few minutes walk. The staff were kind and helpful when we needed an extra pillow. We paid for the hot breakfast which seemed a very reasonable price compared to the restaurant prices to get something similar. There was a good variety of options available.
The room itself left something to be desired. The carpet seemed really worn and dirty. You could tell they have been doing a "quick vacuum" and not moving furniture because there was obvious dust balls between the bed and side table. The bathroom had some pink mold and a few hairs stuck up higher on the walls. It felt like housekeeping must be rushing. The bedding and towels seemed fine but everything else was just in need of a deeper clean. Overall not a bad stay if you are looking for something convenient.
