The location of this place is its best asset. The rooms are small, but the staff is very accommodating and they did everything they could to make sure we enjoyed our stay. Because we are from the States, we are spoiled with air conditioning. But all we had to do was ask the staff to turn down our thermostat and the room became much more comfortable. Even though this is a budget chain, we were pleasantly surprised by the in room technology.

BOOK AT YOUR OWN RISK! TERRIBLE EXPERIENCE AND EVEN WORSE SERVICE!
We booked a room for a week in July, and we picked this hotel over many others because it was advertised as having air conditioning. When we got to the room, the ac was not working and there was already a fan there, indicating that the hotel previously knew about the issue. Apparently the issue was not limited to our room as the guests across from us also mentioned that they had no ac and even had to leave the room multiple times to cope with the heat. The entire floor smelled damp and the grout in the bathroom had severe black staining.
When we went to the reception to request for assistance, we were told the best they can do is to try to switch the breaker off and on again, and that they didn't know what else to do. We asked for a new room and were told there weren't any, and they didn't know if anyone was checking out the next day either. The receptionist then said, "If you want, you can find another place to stay." and turned back to her computer as if dismissing us. We were also verbally guaranteed a full refund if we chose to do so but were only granted a partial refund and have yet to hear back regarding the issue.

Excellent budget hotel. Expect small rooms with ensuite bathrooms that afford minimal privacy (frosted glass door). Also, free WiFi, smart TV, air con, comfortable beds, rainfall showers.
We opted for the slightly larger room which included a mini fridge, kettle, coffee maker and a little more floor space.
Cannot fault the location, station, Royal Mile, Holyrood, old and new town all within walking distance.
Finally, the left luggage facility is free and liberates you to explore unencumbered.

Room not sorted, according to them they cleaned and not wiped the floor just replace the towels rest of room unsorted, not expected this services although staff is friendly even common services not provided like change of water bottle, tissues and other services that hotel should included. In terms of shampoo or shower stand really uncleaned from long tym mirror and wooden desk looks so dirty, asked for water bottle and said you can only get time of check in no any bottle provided for three days, no room freshner, no view and towel smells so bad. Not recommended donot spend money on this hotel we spend three nights and a day till 12:00 cost570 pounds not worth it not include any breakfast extra paid of breakfast not worth it.

Would not recommend. The location of the hotel is fantastic. There were multiple issues with the condition of the room.
- holes and rips in bedding
- watered down red and brown stains (hopefully drink spills!) on waterproof sheet
- leaking shower door
- we had to clean down the bathroom with wipes due to some suspicious looking stains and hair everywhere.
- after coming back to the room, someone had been in our room, turned off the circuit breaker, and left it off, meaning we had no power to the room.
The breakfast facilties are very nice though, Anthony in particular looked after us really well. He is the only reason this is a 2* review and not 1*. Every member of staff looked miserable.
Went as a couple, definitely would not recommend and the privacy level of the bathroom is very minimal. We were also only supplied with a single towel (we aren't into sharing), and one toilet roll between us for 3 nights is a bit of a stretch.
