I hate to make a review like this but it needs to happen.
This place was absolutely terrible. The only reason I give it a 2 star under service was because the staff helped us cancel our reservation without any hesitation. (Which also says a lot)
Let's start with the biggest issue.... STAINS. EVERYWHERE.
On the couch. On the shower floor. ON THE BED.
No where felt safe to put your bag down.
Now I completely understand it's an older building and hotel in general but that is no excuse to have the furniture and bedding stained like that.
Until this place is completely renovated I would not recommend even considering it as a place to stay at.

We had a great stay at the Hotel Tampa Riverwalk and would definitely return. The location is excellent—right on the river and about the midpoint of the Riverwalk, making it easy to explore downtown Tampa on foot.
We really enjoyed spending time at the outdoor bar by the pool, which was a relaxing spot to unwind with a drink and enjoy the river views. The hotel’s restaurant was also very good and convenient, especially after a long day out.
Our room was clean, comfortable, and well maintained, and the staff throughout the hotel were friendly and helpful, which made the stay even better. Overall, this is a well-located, comfortable hotel with great amenities and a welcoming atmosphere.
The hotel staff intentionally denied a service at check-in that had already been paid for, in an apparent attempt to generate additional revenue through deceptive means.
We paid extra for the hotel’s “Upgrade Your Stay” promotion, which advertised an upgrade to the next room tier upon check-in, subject to availability. Prior to arrival, I called the hotel to confirm the terms, and a front desk agent verified that if the next room tier was available at check-in, we would be upgraded at no additional charge.
At check-in, I asked about the upgrade and was told that next-tier rooms were available, but that an additional $60 fee would be required to upgrade. When I explained that the upgrade had already been purchased as part of the promotion, the front desk agent confirmed that the promotion was on our reservation but stated that we did not qualify for any upgrade regardless of availability.
In other words, the hotel acknowledged that we paid for the upgrade but refused to honor it unless we paid more. This was disappointing and felt misleading. Based on this experience, I would recommend carefully reviewing promotional offers and confirming expectations in writing before booking.
The hotel seen better days and definitely not like the pictures. They gave us another room that what we booked, the room smelled like wet dog or mold and overlooked a roof and not the river. We went to see if we can get the room we booked and the accommodations were not accommodating at all. We're told the room was closed due to "issues" with the room when the room they gave us should be fixed as well. When we complained after they gave us the options we went with the refund (which thankfully were getting back) but then the guy at the counter started to threaten to call the cops and trespass us. It was not our fault they messed up. Would not recommend and we stay at plenty of Hiltons and sadly this is the worst one we have ever been to. Do not recommend based on how the room smelled, paint peeling off the walls, close to $300 for this and definitely the service from the receptionist.

Mixed feelings about our stay. The hotel has a great location with a beautiful view of the river and boardwalk, which is definitely its strongest point.
That said, our experience had several downsides. We stayed in room 509, and the A/C was extremely noisy all night, making it hard to sleep. After 11:00 PM there was no one available at the front desk to complain or request assistance. On top of that, when neighboring guests leave their rooms, the doors slam very loudly and will wake you up.
The boardwalk performers use speakers, and the noise can be heard clearly inside the room even with the sliding doors closed. Housekeeping also does not line trash cans with bags, which felt a bit careless. There is no self-parking, which is inconvenient.
Unfortunately, the front desk staff were not very friendly. Both in the morning and evening, they came across as sarcastic, almost as if we were impaired. They did not explain hotel amenities at all, leaving us to figure out what was available on our own. The only thing they actively promoted was the restaurant.
For the price, if you don’t mind outside noise, loud A/C, and limited service, the hotel is do-able, mainly because of the location. However, it definitely fell short of expectations in comfort and customer service.
Hidden fees on your receipt like $47.30 per day for Valet Parking plus an Amenity fee of $25.00 per day when they don't event tell you what the amenities are. There is no microwave in the room, FYI...
