    I have seen some mixed reviews around but I want to speak to MY 2 experiences at this Holiday Inn Express & Suites offering in Live Oak. I stayed here earlier this year (around March 2025) and this month (November 2025). Between my two stays, I saw marketable improvements. Namely there was new fresh-grind coffee machines in the lobby for coffee 24/7, a few additional breakfast options (cooler with milks, yogurts, and more), new fridges, Dove shower products, firm AND soft pillows, and a functional smart TV. Some of these started in my first visit but they were definitely polished for the second. The ONLY real complaints I would have if any are that the showers themselves are starting to show their age and the shower heads are not kept very clean so you get very haphazard water pressure at times. I am sure if they continue their renovations, they will fix this too. In either case, I have never experienced these issues with lack of hot water, mold, or whatever else people are complaining about. Yes, service is average, but it's a 2 star hotel people. All in, I would give this a 4-star treatment in comparison to similar offerings from chains like Marriott.

    ABSOLUTELY HORRIBLE CUSTOMER SERVICE EXPERIENCE TWICE!!! Will avoid and tell everyone I know to completely avoid this property. As Diamond Elite member, I encouraged my parents to book this location for the convenience of what they were coming to town for. Weather became an issue and they were now not able to arrive the nights they booked, but would be a couple weeks later. They called to adjust their reservation to which they got the very corporate response of, "...our cancelation policy..." blah blah blah. I called and spoke to a very nice front desk woman, but her manager would not budge on moving their reservation 2 weeks out. In all the years of staying at IHG properties and having needs for cancelation or reservation date moves, we have NEVER had a property not work with us and graciously move or cancel a reservation. I called main IHG and they moved the reservation and told us it would not be charged. I encouraged my parents to cancel altogether and go somewhere else for their future accommodation needs, as clearly this property manager is short sided on how to handle matters because now they've not only upset my parents, but other potential customers who are even Diamond Elite members, but my parents were willing to give it another try. As you'll see in the next situation, they should have listened to me. Fast forward two weeks and my parents show up to the property for their moved reservation, with printouts in hand of their emailed confirmation, etc. The hotel staff tells them they have no reservation under that # or name. There is NO effort whatsoever to then offer to get them a room for the nights they've clearly shown up IN PERSON for. Why do you not immediately jump on an opportunity to get this couple standing in front of you a room? There's no offer to rectify this problem in ANY way that shows this property has any sort of care for customer service. My parents ultimately drive to another town and book a hotel stay with an entirely different brand of hotels. Then after my urging signed into the credit card account and noticed they HAD been charged for the previous reservation. So, wrong in every way how my parents were handled by this property. Way to go Holiday Inn Express in Live Oak. Not only did you miss out on potential income that weekend, but also any potential from anyone I know in the future. Your manager really needs to re-evaluate his skills in customer service and relations!
