Shout out to the breakfast staff including Viviana who welcomed everyone with a smile and was a big help with getting all our water bottles filled each morning.
We stayed for three nights on our trip to visit Disney World. The location was fantastic. We were very close to the park. We ended up driving in each day. The hotel was as expected. It had a great location. There was even a nice kids play area a Chuck E. Cheese on the first floor, which my kids love to play in check-in was smooth. Our room was good. The hotel did have some maintenance issues, including loss of Internet one night, no ice on the upper floors, and no water the last day we were there. The staff did their best and helped with getting ice from the bar and passing out water bottles when the water supply was out so I have to give a 10 to the staff for just doing the best they could with a some really bad situations. There was ample parking and lots of restaurants nearby. We did eat at the bar downstairs and the food was good.
I can't in good faith recommend this hotel. While the price was inexpensive compared to other hotels in the area and the hotel was clearly renovated fairly recently, it seems to have been a lower-quality renovation and maintenance here seems to be lacking.
First, some perks:
- We could see the fireworks in multiple Disney parks from our room (610)! It was exciting to see many displays going on at once.
- Front desk staff was friendly and responsive.
- I appreciated that a couple of water bottles were included in the room. Orlando water is notoriously gross-tasting.
Now for the drawbacks:
- The hotel charges a $17.50 per night resort fee as of January 2026.
- Noise isolation is extremely poor. It was easy to hear what was going on outside the room door, and we were woken up early by closing doors and conversations outside the room.
- The air conditioning unit was also very loud: so much so that I had to wear noise-cancelling headphones to get a decent sleep. I definitely wouldn't recommend this place to anyone who is sensitive to sound.
- One of the washcloths we received was stained.
- The safe in our room wouldn't lock.
- There was something sharp in our room's carpet near the transition from carpet to tile that my friend stepped on, though we were unable to identify what it was.
- At the end of our stay, we saw what appeared to be a roach in our room.
Overall, there are better places to stay in the Orlando area, and I'd pay more to stay elsewhere.

We arrived at the hotel and were greeted by a wonderful front desk staff…unfortunately, that was where the positive experience ended.
Immediately behind the check-in desk was a timeshare representative who barely waited a minute before attempting to offer us “gifts.” After a long day of travel, we were simply looking to relax, not be sold to. We were then instructed to drive around to enter through a side entrance, which led to an unopened, locked door…hardly something that felt safe or welcoming.
While the hotel appears nice at first glance, it clearly shows signs of partial renovation and neglect. The bathroom vents were caked with dust, and the elevator was extremely unsafe unless your looking for a free “drop zone” beaches it genuinely felt like it was dropping at every stop.
During our stay, I found a nail in the carpet, which is a serious safety concern especially for us traveling with a young child. When I reported it to the front desk, I was told they had received similar complaints. That response was alarming and reinforced the lack of attention to basic safety and upkeep.
Later, we asked about the shuttle to the park. We were told there was a fee shuttle, but that reservations had to be made through a third party and availability wasn’t even guaranteed. We were also informed that booking 24 hours in advance is recommended…information that was not explained on the website or by the front desk, despite me clearly stating we were traveling to the park. Thankfully, we were able to secure a reservation, but the options included only one drop-off time and three pickup times. This completely disrupted our plans, forcing us to stay at the park for nearly 12 hours straight instead of coming and going as intended.
The so-called “shuttle” was more like a crowded city bus with limited seating, stopping at three additional hotels to pick up packed loads of guests.
We returned exhausted and went straight to sleep. We had paid for the breakfast option, which was underwhelming…lots of options but very little flavor, and the juices were noticeably watered down.
On our final day, we planned to relax by the heated pool, which was a major reason we chose this hotel. We were granted a late checkout, but when we arrived at the pool, it was very clearly not heated. When we asked staff about it, we were told it wasn’t heated at all. When I mentioned that the website advertises it as heated, the staff member giggled and said she knew but that it wasn’t. A manager was consulted and acted as though this was not a big issue. When I suggested they update the website, booking platforms, and ResortPass since this was a deciding factor in our booking. I was told they were “waiting on a part” and he didn’t want to get to “technically”. He then casually mentioned the heat in the pool had been down for the amount of days we were there…three days.
There was no notice posted nor no sign at the front desk, no notice at the pool, nothing online. This is not my first trip (although the guy “addressing” my concerns acted like it was) and I am very familiar with how these situations are typically handled.
After extending our stay by one hour for a late checkout, the timeshare pressure continued. A sales representative repeatedly called out to us and followed us through the property. While I understand this is part of their job, after the third attempt (without any response) it should have been clear we were not interested. The persistence felt intrusive and uncomfortable.
Lastly, the Chuck E. Cheese on-site (another reason this hotel seemed ideal for a family vacation) six not live up to the hype.
Overall, while the front desk staff was polite, the lack of transparency, misleading amenities, aggressive timeshare solicitation, safety concerns, and poor communication made this stay disappointing. I would not choose this hotel again and would recommend travelers look closely at reviews before booking especially if amenities like the shuttle or heated pool are important to your stay.
5⭐️ for the price. Our breakfast service was wonderful. We came right before closing, Daniela and Viviana went the extra mile to help them last few tables make the most of meal time with little ones. They were amazing. I watched them both giving each person all they had to create a great experience.
The playground was amazing too. Don’t let the exterior fool you. The interior looks like the photos! The Chuck E. Cheese playground is waaaaay better than those ones we went to as kids!
You’re only 6 minutes (from exiting to hotel to parking) from Animal kingdom and it’s a back roads/no major traffic drive. With Friday closing traffic it only took me 15 minutes to get back from Epcot after the fireworks. If you have kids I’d give this place a whirl!
One more thing- the pizza place and the bar have everything and they’re reasonably priced. Eating here after a long day at AK was such a blessing.
Side note- if you have an EV. The charging station is still a mystery to me. I couldn’t find it. My charging app also indicated it’s only 8kwh too. So I wouldn’t plan on charging up here.

I recently stayed at the Holiday Inn by the Parks in Orlando and wanted to share my experience.
First, the room placement was quite disappointing. We were placed right next to a back entrance, and because of that, we could hear people coming and going all night long. The hotel is also dog-friendly, so we heard barking and other noises throughout the night. Additionally, our room was connected to the next one with very thin walls and doors, so we could hear everything from the neighboring room—conversations, TV, even a baby crying and dogs barking.
Second, the name of the hotel was a bit misleading. I initially thought it was an on-property hotel because of the name “by the Parks.”- similar to Holiday Inn inside of the parks, It turned out it was just actually about a five-minute drive from Disney World, and when I called, I found out that there was no early entrance access to Disney because though the hotel was a 5 minutes drive from the park and named “by the parks”, it wasn’t on Disney property.
Third, just a heads up for others ( I should have verified this) - when I asked about breakfast the day before, the staff only mentioned the timing (7 to 10 AM) but didn’t tell us that there was an ADDITIONAL COST. We woke up early, expecting a complimentary breakfast, only to discover we had to pay for it (about 20 dollars a person), which felt misleading.
As for the room it self it was clean.
Overall, the stay didn’t meet our expectations.
