Rooms need work, crown molding is separating, tub drain was broken, etc. Great staff and location!

Full stars for the room (clean, spacious, new condition, quiet, everything worked).
Zero stars for the breakfast. It was awful! The food quality was the worst processed slop: E.g., sticky sugary muffins, and highly processed egg and sausage patties that looked like they came from the frozen food aisle at Costco. And to simply get hot water for tea, you had to use a coffee machine with extremely complicated settings. The breakfast room was closed for construction so there was a line up in the narrow lobby instead, with coughing sick kids. Ick!
The staff was a mixed bag: one front desk clerk (female with glasses and wavy brown hair) was really warm and friendly. The other two were cold and stiff.
The hot tub had an overly strong chlorine smell so we didn’t use it. It was much nicer about 10 years ago, the last time we’d stayed at this hotel.

Normally this is one of our go to hotels in Victoria but not anymore. Their price quote did not represent the check-in rate. Children are 13 and under, 14 and up are adults and charged acordingly. So much for family rate. Also, the front garden is dug up, the driveway is closed, the breakfast room is now small and part of the lobby. There are commercial fans running 24/7 on the 1st and 2nd floors to dry the place out, the pop machine is out of order and P1 parking is blocked with construction stuff or parking cones. There is no parking available on the street. And with all this, they still charge full price.

We arrived November 4th early and the room wasn't ready which is understandable so we left our bags there in storage and were assured that we would get a phone call when the room was done.
We came back at 3PM to see if the room was ready and were informed that they tried to phone us but our number was not in service so I asked they call my number again and it rang. The woman might have mis dialled but it seems that they didn't try again and didn't seem to care.
What was very disappointing was that they were doing construction in the front of the hotel and the noise and vibration reached us quite clearly on the 5th floor at the back of the building. It was not relaxing. This went on from 9-5.
We were aware that there was some construction to the entrance of the parking garage but not in front of the entrance.
It seems that business comes before guests in our case.
If we knew this we would have booked elsewhere.
The room was good, the beds comfortable, the water pressure and heat was good as well. It had a kitchenette with a stove but no pots, pans or baking tray. Also housekeeping didn't clean our coffee mugs when they came in each day.
I feel that the 3 stars is a fair evaluation for this review.

All ferries to Victoria were suddenly canceled due to severe weather, and there were no seats available for the later sailings. Despite providing all the evidence and explaining the situation, the hotel refused to issue any refund or even allow a date change without charging a 100% penalty fee. This is absolutely ridiculous and shows a complete lack of understanding or flexibility toward customers facing unavoidable circumstances. I’ve stayed at many hotels, but I’ve never encountered such an unfair and unreasonable policy. Terrible customer service — I’ll never book here again. Travelers, beware!
