The Rosedale is a really good value as far as location goes. Amenities are average-ish. For instance, it was advertised that there were toiletries in the room and there were not. When asked about obtaining soap/shampoo/conditioner at the front desk, we were told we'd be charged $1 per item. I asked the staff if that was accurate since we booked this hotel with those amenities in mind. We booked 2 suites for 2 nights (a family of 7). The location of the Rosedale is convenient to many of the places we planned to visit, and it's walkable (for the most part).
The rooms had a TON of condensation on the window sill - which was odd. I attached a photo and video. I also attached a photo of the teeny tiny shampoo and conditioners that I was billed $1 each for (pretty silly) along with the breakdown for amenities in a screenshot - mainly to make travelers aware. There's nothing like a long day of traveling and needing a shower and arriving to no soap or shampoo or conditioner when you thought you'd have those items ready in the room.
The last photo is showing how we used the space in one room to play board games. There was definitely enough space when we shifted and shuffled everything around. (This was solely for the game, as we did rent two suites for the amount of people we had with us.)
Additionally, I saw reviews about a breakfast buffet on the second floor but we were never told about a breakfast buffet at all during check in and I'm still unsure if that is something that is or is not included.

Great location for our 2 day stay. Canucks arena was 5 min walk away. Suggest hotel supply small bottle cooking oil so vacationer doesn't need to buy big bottle for few meals to cook.

Decent spot for a few nights in Van City. The pool is tiny and cool and the sauna (cold) and steam (drainage) rooms didn't seem to work.
However, it was nice having a door on the bedroom and the kids got a pullout couch. Quiet and decent location near the arenas, science centre, yaletown and Granville Island.
