On one hand, the overall course condition is no better than a 3, the greens are a bit beat up, the fairways are as hard as a rock, and the bunkers are an imbarassment. On the other hand, the price is very fair, and the layout is spectacular! The best you will find on a public course. If you moved the tips back 30 yards, the layout would support a pro tournament.
