I booked a holiday weekend for 3 nights through Expedia and on the day of booking into the property, our car broke down we were unable to drive to the ferry and attend this booked holiday. I understand I did not book cancelation policy with this accommodations, but that wouldn't have helped in this situation where we would have been canceling less then 24 hours before checking in. I called the The Lakes Rookley and took several attempts to speak to a staff member. They said they would issue a refund or credit to rebook but I booked the holiday through Expedia and I have to contact Expedia.I contact Expedia and they said they could put in a ticket and speak to The Lakes Rookley about a refund or credit to rebook. after 48 hours, I get an email from Expedia that they could not get hold of the property (The Lakes Rookley) so they can't issue me a refund or credit. Very disappointed that The Lakes Rookley could not issue me a credit with Expedia so I could rebook the holiday for another weekend. Poor customer service. I was really looking forward to this holiday away and the reviews seemed overall positive and now I am going to warn people of my poor experience.

It was alright.
Staff were pleasant but service is very minimal in all areas.
Caravan was nice a modern, however in need of a deep clean. Carpet was dirty, cobwebs on ceilings, shower had alot of black mould, kitchen tap was grim and bin had a lid that didn't actually cover it.
Indoor swimming pool was dirty green round the edges, and the outdoor one wasn't open on the hottest days of the year.
Not even so much as a complimentary coffee sachet, tea bags or a hand soap.
Location wasn't great. Not near anything. Luckily there was a shop just along the road as there's nothing on site.
Very disappointed I honestly could not recommend this place. Got a courtesy phone call a few days before and was told that towels were not included but could be purchased at £6 for 2 people which is perfectly reasonable, we were travelling on motorbikes and I asked if the caravan we had been allocated was one where we could park the bikes next to and was told yes, when we arrived I was given directions to the caravan and had to climb steps and walk along a path, when I questioned this I was told they must have swapped it to suit someone else but you can see the parking from the caravan, my issue was more with having to carry heavy panniers than seeing the bikes. We arrived in the heatwave we have had in the last couple of days 33°+ to a caravan with all the windows closed so the heat inside it was unbearable even by bed time. The cleanliness of the caravan was poor with cobwebs on the ceiling, carpet was dirty, kitchen tap was all green round the lever, seal round shower door was black and dirty, the lid on the bin didn't fit, there wasn't even so much as complimentary teas and coffee and there is no shop on site. We had our meal the first evening in the onsite restaurant which was ok but ridiculously over priced, nearly £9 for 2 pepsi and £30 for 2 loaded fries. On our last day we decided we would go to the outside pool only to told that it's not open (bear in mind the temperature 30+°) but the inside pool was open. The inside pool is in a conservatory so the heat was tremendous, the edges of the pool are dirty and green. I think I have said enough really but there are definitely better places to stay. Despite what other reviews say about the central location I honestly would pick a site near the coast so at least you get a view because there is absolutely no advantage to having this location as it's only a small island anyway so will only save you 15 min at best. Very poor site indeed
I really wanted to give a higher star rating because the staff at reception and the manager was lovely and did try to resolve our issues. The reason for the lower Star rating is on the food and the cleanliness. The first caravan we entered had blood on the carpet and sink, the second we were given an upgrade and the caravan still had cleanliness issues including a rat that like to reside on the decking. The food also was lacking in taste. We were given a good voucher and the whole party left the food, in the second day using this voucher we were told different chef, we chose to only order dessert and was informed the freezer had been left open and ice-cream was not available so given alternative. The food was nicely presented but taste was poor. The location is beautiful and easy drive to local attractions. The park also gives discount for ferry travel to mainland

I hate to leave bad reviews, but the Away team is no longer responding to my emails about my compliant.
I have stayed on 3 occasions at different Away resorts and only 1 had nice accommodation and this was a private rental.
I have been offered a 20% discount on another holiday, but I never went to stay at Away again and I’m not sure how spending 80% is considered compensation.
My mum and I stayed at The Lakes Rookley for 9 nights in May and it was the worse stay I’ve ever had.
I booked one of the Lake lodges, which I thought was going to have a view of the lake, but this was very minimum.
During our time in the lodge, we experienced numerous issues, including:
Persistent foul smells coming from the drains. Staff attended several times to try and resolve the issue, but the smell never improved.
We also encountered rats both on site and on our decking area, which was extremely upsetting.
The television remote control did not work properly, resulting in the television needing to be replaced.
The bedroom door broke, meaning our dog could repeatedly enter the room we were trying to keep her out of. Although this was eventually repaired, it caused considerable inconvenience.
The beds were very hard and the pillows extremely thin and uncomfortable. I ended up with 4 pillows in the end.
The bathroom light sensor activates during the night, waking me up.
There was no WiFi available in the lodge and virtually no phone signal, meaning we had to leave the lodge simply to make phone calls.
General cleanliness throughout the accommodation was poor.
After four nights of making daily complaints, we were moved to a cottage, which was presented to us as an upgrade. However, aside from the absence of the drain smell, it did not feel like an improvement at all. Unfortunately, further problems continued, including:
Insufficient parking spaces when neighbouring cottages were occupied. Cars could become blocked in if all spaces are in use.
The garden was not secure for dogs, as our dog could access the road.
The cottage only had one bathroom, whereas the lodge had provided an additional private bathroom, which is what we booked and paid for.
The cottage felt very enclosed, surrounded closely by other properties with no views or sense of privacy allowing us to see right into their living space.
The heating system did not function properly. The heating was initially off, and when switched on, the thermostat failed to work correctly, making the cottage uncomfortably hot.
Cleanliness standards were again poor.
There was a hole in the sofa.
The neighbouring property’s external light illuminated our hallway throughout the night.
There was no blind on the door, meaning we could see directly into the neighbouring property and they could also see into ours, including when exiting the bathroom.
Overall, the cottage felt more like sheltered accommodation than a holiday property.
We felt sorry for the reception staff due to the amount of complaints we heard when there. The staff on site were doing their best in bad conditions.
