They called me three times in this first week and a half, just to make sure I had a great Christmas move in process. Even the one non-issue I had mentioned was taken care of the next day. These guys are lights out with it and if you are looking for a quiet place mostly trades workers like me (Plumber) with good location near the start of the rich part of Mesa? MAR and Primrose near Lindsey n Mckellips

We have here at Trail riders ranch a friendly happy hour where residents can socialize and be happy. This group participate to the Happy hour. Every year upon their invasion (starting november 12 for this current year 2025 )they create nuisances for 6 to 7 months every wednesday. They get drunk and disrespect the time allowed for the event until late at night. They insult and mock residents who try to have them show respect . A few residents took videos with such behavior. The police was called. An officer will pay a visit to this group to discuss their bad behavior. Ma r management is aware of it and does not help the yearly residents by just implementing their own rules regarding the happy hour. As yearly residents we demand either to have them stop the nuisance.

The landscaping is beautiful with many types of palm trees, cacti and citrus trees. One improvement needed is the laundry facilities. I hope they are in full working capacity soon. Another thing saddens me. The state of Arizona allows rental properties to increase rent up to 10% every year and they do. I don't get a raise of 10% every year so soon I will not be able to live here due to it will be over my budget. I've been told there are no longer 12 month leases, only 3 month leases. This does not make sense and another reason I'll need to move on. I will miss it here. I had started calling it home. My final thought for a business is; If you keep your tenants happier with a more doable rent for 55+ you will have a more steady and happier clientele with less unoccupied units.

- MSM SteinDec 17, 20181.0Renter beware, they took money from my deposit and said it was for an ending "water meter read" . We NEVER hooked up our water and the trailer was only there for 5 weeks and we didn't stay in it. When confronted the manager kept insisting it was in the leasing agreement and she made no sense. How can someone who never used the water have an over $90 bill?? Shady business there. VERY SHADY! Go elsewhere!
