Regrettably, the impacts of COVID-19 are still evident. Many of the stores that previously operated in the area have closed permanently. There are significantly fewer visitors. The food court has been e shut down, and several formerly popular restaurants are no longer in business.

I have lived in Maryland for over ten years and have visited this place four or five times. When I came back in October 2025, there were noticeably fewer stores and fewer people. Many shops were empty, and the food court did not have many good options.
On the positive side, it is not crowded anymore. On the downside, it feels like a declining outlet mall. The overall environment has also worsened. There was an unpleasant smell near the restrooms, and it did not feel like they were being cleaned regularly.

I was driving home from Berkeley Springs West Virginia, and seen the outlet signs from the highway, so I decided to stop. My first impression was is this place even open. Plenty of parking, hardly any people shopping had a deserted feeling. There are stores there to shop in if you do go. I went in the food court and there was no restaurants in there, it was a coffee shop and a eyebrow waxing stand very strange vibe for sure.

I remember when they built this outlet back in 1998. It was all the rage. Hagerstown Md getting an outlet. And we are off the beaten path. So it was a very very big deal.
Now here it is 28 years later and nothing has been kept up with. The saucer and cup outside the food court entrance is about to kill someone if it falls down. There's a lawsuit waiting to happen. Inside the food court there are no food vendors to speak of. Of course you can get your eyebrows threaded if you want but how sanitary is that around food if they had any. Assuming rental space is so high no vendors can really afford it. That's corporate greed at work. Makes since to keep rents low so at least everything stays rented and there is plenty of customer choice.
At the end of the right side back lot there is a thrift store, now you know that's an all-time low when an outlet has a thrift store. The whole entire place hasn't been repainted since it was built. You can clearly see the aging everywhere. In the day it was a happening place but now it's slowly becoming just a memory. I dare say in a few more years it will probably be converted into doctors offices and such. Something Meritus will buy up seeing they are taking over everything.
After 28 years the money has been soaked out but nothing has been put back in. Most of the reviews have supposedly owner simply making excuses for the place but no actual visual improvement. It's time to throw in the towel with this one. Just saying
