We lived at Briarcliff for about three years and, for the most part, didn’t run into major problems during our lease. We paid on time, followed the rules, and left the apartment in what we believed was good condition.
After moving out, we were surprised to be told that the entire carpet needed to be replaced due to pet urine stains. At first they emailed with only a payment request and no other proof. After calling and asking for where the urine stains allegedly were and photos of these stains, we received a word document with close up photos of a black light shining on a carpet with some glowing spots. When we called again asking for specific areas of the apartment where these stains were located and less close up photos, we received another word document with slightly farther back photos and labels of where they were located. There were 6 photos in total for the entire apartment with only some areas including the hallway, entrance area, and near the bedroom. The spots were still not very clear in the photos and nothing indicating that it was pet urine. We continued to ask for more information but we were not provided with any other proof or information. The only reasoning given for the total carpet replacement was based on blacklight findings, even though nothing was visibly noticeable in normal lighting and there was no odor in the unit. The photos we were shown only reflected a few small spots, which made it confusing that the decision was to replace all of the carpeting rather than address specific areas.
What was more frustrating was learning that no attempt had been made to clean the carpet first, despite the fact that we had already paid for that service. When we asked questions, we were told that cleaning wouldn’t work, but that conclusion seemed to be based on personal experience rather than any evaluation from a licensed professional.
When we tried to get more information or clarification, we were essentially told the process was already underway and nothing could be changed, which didn’t leave much room for discussion or understanding.
In addition to that, we also dealt with a mouse issue while living there. Over a span of a few months, we ended up trapping at least 13 mice ourselves, which was another concern during our time in the unit.
We understand that charges can happen at move-out, but the lack of clear communication, supporting documentation, and professionalism made this experience disappointing. I want to warn any potential renters who have pets to know what they have done without proof and how unprofessional they have been in this situation. @Briarcliff i find it funny that you still haven't reached out or is this the way you treat all your previous tenants. And you attempt to remove my review

I've been living at Briarcliff Manor for four years, first in a 2 Bedroom apartment and most recently moving into a 2 Bedroom townhouse. I love it here! Missy and the maintenance staff are quick to respond to any issues that may arise and handle them thoroughly and professionally. Additionally, they are friendly and caring. The buildings and property are well-maintained and clean. I've had no issues with any of the neighbors or others living in the complex. As a single woman, I feel safe and secure in the area and the complex in general.

I have lived here for over two years, and it has been wonderful! Everyone is super friendly, Including Missy down at the leasing office! She is absolutely great! And very attentive leaving Briarcliff always on top of any issues that you may have! There’s a lot of parking which was a big deal for me! Great place to stay!!

I’m disappointed in Briarcliff. We had minimal issues while living there, but this experience made it very clear where Briarcliff stands with its renters.
After turning in our keys recently, we were later notified of a large carpet replacement charge. The explanation given was that alleged pet urine stains had been identified using a blacklight. These stains were not clearly visible to the naked eye and were only detected under blacklight. The photos provided showed only a few small spots, yet we were told the entire carpet in the unit needed to be replaced.
We were not provided proof that the spots were actually pet urine, that they had penetrated through the carpet or into the subfloor, or that they caused permanent damage. There was also no urine odor present in the unit. Despite having one small house-trained dog, the determination appeared to be based solely on the presence of blacklight spots rather than any other damage.
During a phone call, we were told that no attempt had been made to clean the carpets professionally before deciding that full replacement was necessary, even though we had already paid a carpet cleaning fee at move-out for professional cleaning to occur. We were also told that the decision to replace the entire carpet was based on the manager’s experience rather than documentation from a licensed carpet professional.
When we asked for documentation supporting the decision to replace the entire carpet — including photos showing visible stains, proof that the stains had penetrated through the carpet, and an itemized invoice — we were not provided with clear answers. We were informed that the replacement process had already been started and that nothing further could be done.
We understand that damages can happen in rentals. We lived there for 3 years knowing that carpets typically have a life span of 5, but the lack of transparency, the decision to replace the entire carpet based only on blacklight findings, and the fact that the paid carpet cleaning was never attempted made the move-out process very frustrating. Future tenants should make sure they thoroughly document the condition of the unit and understand how move-out charges may be handled.
