    Rent is already in excess of $1000/mo. and increases ~$100 each year. By the time you factor in home cost, you can expect to pay $2500/mo. Within 10 years, this will cost $3500/mo which will depreciate your home value significantly, putting you upside down. There are no amenities—the roads are poorly maintained, you’re only allowed 2 vehicles, no overnight parking, and only 3 public parking spots to be shared across 300+ homes. At this point, you can get a $400,000 home for the price it would cost to get a $140,000 manufactured home here. At the rate of increases, within the next few decades, a cheap home here will cost as much as a $1,000,000 home, due entirely to aggressive lot rent hikes, which are already some of the highest in the nation. I’m not really sure if these people are unable to do math, or if they are simply trying to squeeze residents out until they can redevelop this property for other purposes. They’re generally extremely sketchy and I highly recommend just buying a real home instead of getting trapped here. You can literally get a 2br apartment elsewhere for the price of lot rent alone here.

    Looking at the reviews, both locations. They start from recent to 10+ years. There are good and LOTS of bad, of most recent. When the park was family owned, much better experience! Location is GREAT for shopping and interstate access. For a couple years, I assumed they maybe wanted to sell for prime real estate development, ( close the park!), but they have replaced empty lots with new homes! There are approximately 350+ homes now. The rent increase is the highest in 25+ years,( maybe helps to offset the new homes). Some residents abused yard waste pickup, yrs back. Now there isn't any!! NO maintenance on-site, NO management on-site and NO office, currently. To me this could lead to safety issues!! When I took residence, you could hear a pin drop outside! If you're retired, looking to reside here, better have GOOD social security income and 401k or IRA well above $100,000!!! Grew up in Kenosha, came here at 44 yrs old. My old neighborhood and good portion of city is no longer safe. STILL much quieter here.

    Trailer Court has excellent location. There is no Management on- site. There are no improvements in spite of annual lot rent increases. There is no park, playground or community house or pool. Biggest benefit is geographic location. POOR Management.

    Never got a notice that the trash went up. How can you just add a cost to your rent without being notified. We have no office anymore cause they tore it down. It had black mold in it. The site says they have a park. There is no park. Just a basketball hoop and swings got torn down. I have been here almost 11 years and rent keeps going up for nothing. They don’t fix anything. This isn’t an apartment complex where rent goes up cause you have to have maintenance techs on site to fix stuff. We buy the trailers and have to fix them or anything that breaks. Have to cut the grass, shovel the snow, plow the street and salt cause the people they hire can’t even do their jobs correctly. This park makes close to 3 plus million dollars a year. This place is a joke. We have to sign a three lease otherwise you go month to month and the rent doubles if you don’t. The three year lease should be a locked in price for three years not go up every year.
