I wound up living at Panorama following some unforeseen life changes that forced me to find a new home very quickly. Erik and Tammy were delightful and helped immensely not just at ensuring I found a new home, but that I was comfortable there as well. Jose, the maintenance manager, is also fantastic. His team operated quickly to resolve any issues that arose during my year at Panorama, not least of which was a ceiling leak from some less than responsible neighbors. I wound up in a 2 bedroom home facing south, with a massive terrace that I was happy to customize and make comfortable. The apartment was huge, probably the largest 2 bed I've ever lived in. It was exactly what I needed, when I needed it. I didn't love the trash concierge service, the package room mess, or some of the rowdy neighbors, but it's an apartment building. When you live in a communal space there are always going to be elements that don't perfectly align with your expectations. I know how hard the staff works to keep everything running and I'm not going to hold nitpicks against them. I wish I could have stayed at the building longer, but life had other plans. Still, shout-out to Tammy, Erik and Jose for making my stay extremely enjoyable. Panorama is a cozy, classic feeling home in a wonderful neighborhood with stellar views. I'll miss it.

My partner and I have lived at Panorama apartments since 2018 and have seen a lot of different management changes & staff over the years. I wanted to take a moment to celebrate Erik and how hard he works to make sure everyone is heard and problems are resolved. He is always happy to help out and is a consistent, positive presence. We moved units recently and Erik was extremely helpful navigating that process (which is surprisingly more complicated than you think it is going to be!) He answered our questions in a timely manner and helped with all of the details. Not only does he bring joy to the front office, but he spoils our dog rotten - I'm pretty sure he is her favorite part of living here. Thanks Erik, for all that you do!

Yikes—where to start. I really wanted to love this place. There are some kind individuals (Eric in leasing, for example), but beyond that, Panorama (managed by FPI) operates in a way that feels aggressively money-driven to a disturbing degree. This is not normal “business”—it’s a turn-and-burn tenant model, not one focused on long-term residents. Example of the money-first mindset: Trash chutes were closed because management didn’t want to pay for increased pickup—but residents were still charged the same trash fee plus a mandatory concierge trash service. When you move out, they double-bill these services as “closing fees.” When if you ask whether your account is settled, you’ll later receive surprise charges by mail. I personally do not know a single person who left Panorama and got their security deposit back. More Move-out charges a month later after moving out: To my shock I was sent a $998 bill from collectors as a repainting fee for normal wear and tear (picture hooks, TV mounts, etc.). This is not disclosed upfront—they simply send it to collections after you leave. If you read other reviews, this is a pattern. A serious and disturbing experience: After water damage several floors above my own, apts below the leak were forced to vacate at their own expense while still paying full rent at Panorama. Emergency mitigation (fans and dehumidifiers running 24/7 for two weeks—on tenants’ electric bills) was reasonable and considered "emergency remediation". But afterward, tenants were told they had to leave for “2–3 days” for wall repairs. This later turned out to be voluntary upgrades, not emergency work after speaking with the Attorney General and Seattle Housing. Many tenants were displaced 15–25 days because Panorama had tenants move out before securing city permits. During this time, tenants paid full rent PLUS hotels/Airbnbs. The Attorney General became involved. This happened in 2025, not years ago. The stress was extreme—tenants didn’t know when they could return, communication was evasive, and some units were entered and items moved without consent (which is when lawyers were contacted). Management culture: Unfortunately, tenants are spoken to rudely and dismissively—many described to me the feeling of being scolded like children rather than treated as customers. There’s constant tension, frequent fines, and an overall bullying tone. Packages: Eeek. Package theft is common; so common. Cameras were removed and when they were present they weren't enforced. There are lockers, but the packages end up all over the floor and when you speak to management about it, their solution for tenants to contact all the couriers of Amazon, UPS and Fedex and ask them to put packages in the lockers. Yea. I'd say in a week's time at least 1/3 of my packages were stolen or opened with stuff missing 🤷🏽‍♀️. Panorama does not feel like a home. It feels transactional, stressful, and hostile to tenants. FPI management's broader reputation and legal history reflect this pattern. Seattle has many wonderful apartment buildings—this is not one I’d recommend. I don’t like leaving a low review, but honesty matters when something feels genuinely harmful to people’s well-being. Protect yourself from Panorama and all the stress that comes with living there and look elsewhere. 👍🏼💪🏼

Management is a mess. Eric is very charismatic but DeeAnna has made Panorama go from a luxury apartment building to a trash filled dump. Eric is very nice and if you talk to him about an issue he’ll smile and be very empathetic. But if you talk to DeAnna the actual apartment manager about issues you experience, instead of listening she lies to you and jumps to threats including threatening to remove basic amenities for the entire building like heat or elevator access. Unfortunately Panorama is no longer a safe place to live and not because of the building break ins you’ll see posted by management but because of management itself.
