The building is well maintained, the staff is friendly, and the management really seems to care about residents. If I finally moves to Seattle for sure I will have it as top of mind.

Best building that I have lived, Jayren is so helpful and always keep the common areas clean. Since the new management is in place they upgraded the Gym and set a new rooftop working are that is great!

When I first moved in, the front desk was super nice and responsive, Ash was wonderful. Then when he left, the front desk someone won't be manned until 11am, and they never reply to emails, or pick up the phone. Whenever I have an issue I have to find them in person, and half of the time they forget and won't follow up with a solution.
They also promised me 2 weeks concession, which was never applied. We reached out in person, they said they would look i to it, and never heard back.
If management sees this, can you please contact me, I some something I need help with right now.

Amanda was a wonderful property manager and really tried her best to manage this building. Before her was Rhiannon who also tried her best under the circumstances.
The building and maintenance: the maintenance staff have always been wonderful and super quick. They’re very friendly, accommodating, and just great guys. There was a delay when the building switched from Greystar to Ave 5 and it was a train wreck and repairs were significantly delayed. The building isn’t the newest, but it’s maintained. Though I wish they fixed the elevator buttons, you need to press a floor button multiple times before it’s registered. At first, I wasn’t bothered by this, but as the years went on, it’s an annoyance. Every summer, there’s a ton of flies buzzing outside south building’s entrance.
The gym: it was recently renovated so the equipments are fairly new and WiFi finally works in there. It’s usually quite clean and well maintained. The treadmills and the bike were really nice.
The area: since moving out, I realized how loud it was. You’re in the city, so it’s not a surprised. However, you can definitely hear the fire trucks, homeless individuals screaming, and sometimes, if you’re lucky, can see teenagers doing donuts in the parking lot of the old FireStone. On occasions, an encampment will appear on the edge of the Firestone parking lot. There’s a nice park nearby, so that’s really nice to bring your dog. It’s great being next to all the breweries and Safeway is in walking distance.
The garage: your car or a neighbor’s car will get broken into if you have things out. It’s nice to have a garage space, but we definitely seen multiple neighbor’s cars get broken into, particularly on P2. The storage units were also broken into and it took quite a long time before that was repaired.
Bike storage: it will also get broken into. Lock your bike.
Current staff: untimely and unprofessional. We have called multiple times and emailed to inquire about our move out statement and have yet to receive it. If they provided updates on that process, that would be welcomed, but there’s simply no response.
Overall, it’s what you expect from a commercial apartment building in Seattle.

My husband and I have been at Koi for a few months and we've really enjoyed living here. Compared to the other apartments in our price range in the area, we felt that Koi had the best "vibe" when we toured, even if it wasn't the most brand-new building. Despite not being the newest place we toured, the facilities are always very clean and well maintained, better than some newer buildings we looked at.
It's always nice and quiet, both inside our unit and around the building. Neighbors are pleasant and respectful of the shared spaces. Our unit faces the courtyard and some street noise makes its way to us, which is to be expected since we're right next to Safeway and McDonald's, but I can't say we've ever been disturbed by sound. A little street noise is a fair trade for the extremely convenient location of the building.
The unit itself is comfortable for two people and meets all of our needs. There is a small amount of wear and tear from previous tenants, but everything was clean when we moved in and nothing was gross or broken. We did have an issue with our washer/dryer that was handled well by the building staff, who have all been super friendly and professional in our interactions. This is our first apartment without roommates, and I definitely think we chose correctly. It feels like a place we can be comfortable for several years.
