    Gave residents a $100 credit towards because there was no hot water for over a month. This sounds great until you realize you pay $50-100 a month in common area fees, $27/mo for trash valet. So basically us residents paid for a “luxury” apartment and then get spat in our faces with a $100 credit when they charge us ridiculous amounts for random things. Highly recommend staying away from radiate unless you want to deal with BS.

    They do not let you opt out of the $27/mo valet trash service when there is a trash chute in the hallway.

    Prospective Tenants: Beware. TLDR: They promised me the advertised 8 weeks free and $1000 look and lease deal, I committed to the requirements for those deals, then they took it away right before I was to sign into a lease. To their response: the 8 weeks free was promised throughout the application process. And I was never told I wasn’t guaranteed it. And I quote from them: ‘Yes, the look and lease will be reflected on the lease agreement; the 8-week free will be secured as long as the lease is 13 months’ I recently moved into Radiate and, while I’m hopeful my experience living here improves over time, my leasing experience was misleading. I hope this is informative. During my tour and follow-up communications, I was explicitly told—multiple times, including in writing—that I would receive specific concessions (an 8-week promotion and a $1000 look-and-lease incentive) as long as I met the stated requirements. I took these representations seriously (and committed to the requirements requested of me) and proceeded with the application in good faith, planning my finances around those terms. At no point during the process was it communicated that these offers were uncertain, conditional beyond what was explained, or subject to change prior to signing. After spending over a week navigating delays in the application process—many of which stemmed from internal miscommunication and incomplete review of the financial information I had already provided—I was ultimately approved. However, at the point of lease signing, I was informed that the originally confirmed concessions would not be honored in full and had been heavily reduced- 6 wks only. After trying to get in communication over the phone with management I finally got their email but only after I had to sign the lease as time was running out and I was left option less and accepted their reduced terms. Anyways In the email they tell me a reason why it was reduced was because I didnt put a holding deposit down upon applying. This was never an option I was given until days later when the leasing agent… I guess remembered to send the link? But by then it was too late and I “lost my spot”. So no fault of my own. Also that I needed to lease 13 months which again I said I would to the agent prior to applying. I sent proof of this to management but they still denied me sending me a simple email with no explanation just denying me what was advertised and promised to me as a consumer if I applied. I understand that promotions can have conditions, but clear & timely communication is essential—especially when commitments are repeatedly confirmed and relied upon by applicants making significant financial decisions. I’m sharing this so prospective tenants can be extremely mindful to get all terms clearly documented and reconfirmed throughout the process. Even then…I still didn’t receive what I was promised even with all the email documentation and meeting requirements, but do with that what you will. I do hope my experience moving forward as a resident is more positive, and I’m open to updating this review based on how things go (and how living here goes), but as if now this is not at all an appropriate way to run a business. (Oh and I’d post all the evidence with emails but to protect the staff involved and their privacy I wont, but what I will say is: if an agent isnt doing what they need to be doing— ask to be switched to someone else.) Living experience so far *to be updated over time*: Pros - Never a long wait for an elevator - Very kind maintenance team and quick too - Wifi on the working space floor - Modern/updated apartments Cons - Parking for guests is a nightmare. No official guest parking, and street parking is only 2 hours. Or pay for parking at a lot nearby. - Very limited EV parking with outlets, I was told I would get a parking space with an EV outlet and then when it got near time to sign they lease that option magically disappeared. They put me on a waitlist now. They have charge point charging but after five hours they charge you $3 an hour.

    Radiate in Redmond is a fantastic property, the management is top tier. Larissa is one of the best property managers I've ever had the chance of working with.

    Matthias Sperka is exceptional. He made my entire leasing experience smooth, clear, and stress‑free. He’s professional, patient, and genuinely cares about residents. Every question was answered thoroughly, every concern handled quickly, and he always treated me with respect. His consistency, kindness, and attention to detail set him apart. Any community would be lucky to have him. Also shout out to the maintenance team for handling all my work orders in a timely Manner.
