    5 Stars for Gwen Ownership ------- Issues at Complex I had a great tour with Gwen. She was friendly, knowledgeable and very professional. Ownership should know that I nearly left before my tour because no one was available to let us in for our tour because the only person on site (Gwen) was with a maintenance service person who had to be brought to the area where a repair needed to occur. One person is not enough for three buildings of residents. I felt completely sorry for Gwen as she was sweating and drained from running around trying to take care of everything by herself. As as prospective resident only having one person on the premises is a turnoff to me. I'm currently residing at The Luke Apartments where there are THREE people in our leasing office during the day. I never have a problem finding help because there is always someone in the office if a problem arises. I hope ownership will add at least a second person during the day to the on site staff before my lease is up at The Luke because The Delano will be where I move to if that happens. With that said, I was pleased with the unit I was shown by Gwen. I love how ownership is replacing all of the carpeting with vinyl flooring. Carpet is just gross and with all of the wet weather it is a much cleaner option than replacing carpet with more carpet. Plus, vinyl flooring helps those of us with allergies and asthma. When I spoke to current residents at the Delano they shared that getting stuff fixed there takes longer than what it should and that people are getting stuck in the elevators which is pretty scary. Hopefully ownership will get control of everything so that the Delano turns into one of the top apartment complexes on Redmond.

    Living at Delano has been one of the most exhausting, demoralizing experiences of my adult life. Behind the curated lobby and overpriced rent is a complete failure of leadership, from corporate down to on-site management. The new management company is neglectful, disconnected, and seems more focused on dodging responsibility than maintaining a livable environment. Maintenance is slow or nonexistent. Communication is broken. Real issues — like safety hazards and building decay — are ignored. You’ll be met with silence, gaslighting, or empty promises while your quality of life erodes. After half a decade here, I can confidently say: Delano doesn’t care about its residents. They just want your rent check. If you’re reading this and considering moving in — don’t. You’ll regret it.

    *Updated Review (bottom of review) Originally very dirty. Management wasn't responsive to the cleanliness of the buidling. Animal Hair, Dander and Debris all over carpets. This place was clean and well maintained until 2 months ago with change of managment. The common areas are filthy with heavy animal dander and debris, and someone who keep spitting in the stairwell and gym floor. I've requested for this to be attended to for 3 times (1 time in person with managment, maintenance and caretakers present), yet issue remains unattended to. Caretakers does a bare minimum job (just cleaning outside leasing office area). Garage entrance has been a storage area for garbage and abandoned appliances. Has been like this for 6+ months. Update 3/31: After this was posted, managment responded quickly and cleaned/organized the garage. (New pictures added). With some further additional direction, managment requested cleaning staff to go over stairwell, and it has since been cleaned. I hope this is maintained going forwards.

    SLUMLORD ALERT: DO NOT SIGN A LEASE AT DELANO REDMOND Consumer protection complaint open with WA AG with no resolution from Delano. BEWARE! On August 14, I found another “statement” taped to my door, this time showing $203.87 in fraudulent charges. This came after I was assured by MJW Investments’ management five times that their bookkeeping errors from move-in were resolved. These charges were never disclosed at lease signing, never mentioned in the months following, and are now being treated as valid without any supporting written contact addendum. On 8/14, I provided the same documentation I have already provided multiple times, by email and taped to the locked leasing office door, which never seems to be open? The only response was a generic “be patient.” After more than eight months of dealing with their mistakes, patience is no longer reasonable. I requested a meeting with upper-level management, not yet another stranger in the constant rotation of building staff. No such meeting was arranged. Instead, “Nick” simply repeated the incorrect charges already on the statement and I finally just ended the whole thing with CONTRACT DISPUTE. We'll let the lawyers figure it out. The larger issue is not the $203.87. It is the pattern of mismanagement, lack of accountability, and disregard for binding agreements. And residents. What about the long-term elderly residents that can't stand up like I can. Shameful. This is not new. The problems started on day one. I moved back to Washington from out of state to support my aging mother and signed my lease sight unseen with Teresa from Tecton. Per her email and the lease terms, I arrived on move-in day with two money orders: $600 for the security deposit and $2,835.43 for prorated January and February rent. Those funds were accepted, cashed, and keys were handed over. That same day, I learned Teresa and Tecton had been terminated and MJW Investments had taken over. Almost immediately, incorrect charges began appearing in my resident portal. Starting in early February, I attempted daily to find someone in the leasing office to address these errors. No one was ever there: no assistant, no receptionist, only maintenance. Signs posted were an “emergency hotline” number and a “come back when” clock graphic. On February 14, I sent a detailed email to the address listed in the management change notice. There was no reply. In that same email, I requested: -My name be added to the building call box (still not done) -Access to the Amazon package lockers (that showed up in July) -Removal of unauthorized renter’s insurance charges -Attention to repeated disturbances from the upstairs unit that have required police intervention -Repairs to hazardous electrical issues, including a refrigerator that trips the breaker and outlets that spark and short out Issues (not amazon) are unresolved as of 8/16. Then on February 25, I observed the new manager delivering notices and received a 30-day notice to pay or vacate for fraudulent charges despite written confirmation from prior management that my account was paid in full. The manager explained she was “required” to post the notice by her company and told me to “come back Thursday.” MJW Investments markets itself as offering “personalized service” and “community focus.” The reality is the opposite: absent management, revolving staff, zero communication, unsafe living conditions, and harassment through false charges. Elderly residents who cannot navigate these disputes are left exposed to the same treatment. This property was once a well-run community. Under MJW Investments, it has become a case study in bad business practices: unprofessional conduct, operational negligence, and a complete lack of respect for residents or contracts. I want MJW Investments to do what is right: honor the agreements made at move-in, remove the fraudulent $203.87, and address the outstanding maintenance, safety, and access issues they have ignored for months. Until then, I strongly advise anyone considering this property to look elsewhere.

    Tecton did the management at the Delano where I have been a resident here for a year. Rent is fairer than most places nearby and from the day 1, I found Teresa to be a very kind person. You can see from all the positive phrases posted outside her office, her love of dogs, and the free coffee. More examples: - During the 2024 windstorm, she genuinely showed compassion for her residents as many are seniors. She had the place lit up temporarily as fast as she could. - Her office was at the main entrance, and she had an open door policy. Every time I brought up issues, they were taken care of right away, whether I told her in-person or through the handy app. They've fixed my lights, leak, gym equipment, door, etc... every single issue has been completed. - Matt is quite the problem solver. He was able to diagnose a pipe leak and had it patched up. I also see him hard at work cleaning and fixing things. This team will dearly be missed as owner MJW Investments Inc is going to have a try in managing the property as of Jan 2025. Thank-you for being there for us, Teresa and Matt!!! As for the area: - I have never felt unsafe here. - I have not experienced a single package theft or vehicle crime. - The property is 100% walkable with a plaza across the street, right on the Sammamish River trail, close to a pool and a new Redmond Seniors and Community Center.
